Recently, at the auction of land use rights for 43 residential land plots in Vu Ban commune, Ninh Binh province held on December 14, hundreds of customers participated. Mr. La Khac Khanh - Director of Ninh Binh Provincial Asset Auction Service Center - said that the auction had 635 dossiers of investors inside and outside the province who were eligible to participate.

The total starting price of the 43 land plots mentioned above is over 33.4 billion VND, while the total value collected after the auction is over 85.2 billion VND, exceeding the starting price of nearly 52 billion VND. Thereby bringing the highest value of auctioned assets and contributing to the completion of the plan and political tasks of the locality.
In particular, at the auction of 154 residential land plots in Kim Son commune, Ninh Binh province held on the morning of December 7, before the auction took place, hundreds of investors from inside and outside the province flocked to survey and invest.
Even, many real estate brokerage units have erected containers, placed tables and chairs, and set up consulting points right on the land where infrastructure is being constructed, turning this area into a "mobile exchange".

According to Tuan Linh Property Auction Joint Venture Company (the auction organizer), the auction including 154 residential land plots above attracted nearly 1,000 participants with more than 3,800 sets of eligible dossiers (an average of 25 sets of dossiers/plot). This is one of the auctions considered to be a record at Ninh Binh rural land auctions to date.
The auction took place through 3 bidding rounds, lasting until 15 hours before it ended. The strong price increase focused on lots with large road surfaces. The area of each lot ranged from 120m2 to 387.8m2 and the starting price was from 5 million VND/m2 to 12 million VND/m2. The results after the auction showed that some lots won at nearly 28 million VND/m2, while the starting price was only 12 million VND/m2.
According to a survey by Lao Dong Newspaper reporters, the real estate market in rural areas in Ninh Binh is currently very vibrant, most local people do not need to buy land for housing. However, the number of applications at auctions is always many times higher than the number of land plots put up for auction. These applications mainly come from speculators and real estate brokers from Ninh Binh and neighboring provinces.

However, contrary to the excitement at the auctions, many land plots have been successfully auctioned many years ago, but the construction rate is low, even some auctioned plots are abandoned for weeds to grow.
Mr. Hoang Van Dong (resident in hamlet 13, Kim Son commune, Ninh Binh) said: "Many people in the commune also have a need for residential land, but they cannot access it. Investors from other places come in too crowded and inflate prices many times higher than the starting price, making it impossible for us people to buy even if we want to.
