According to the Quang Ngai Provincial Land Fund Development Center, the unit has submitted for approval the auction results of 38 plots of land in Tra Giang commune (Nghia Lam commune and the old Nghia Thang commune).
Accordingly, there are 32 lots in Resettlement Area of Village 1, Nghia Lam Commune (old) and 6 lots in Nghia Thang Residential Area (old). This is a surplus asset that will be auctioned to generate revenue for the budget, after the State completes the resettlement when upgrading and expanding Provincial Road 623B (Quang Ngai - Thach Nham).
The total area of 38 lots of more than 5,770m2, all of which are rural land, has been invested in and completed with infrastructure. The area of each lot ranges from 118 - 183m2, but is mainly over 150m2.
The starting price is determined according to the current land price list, so it should be relatively low, from only 600,000 VND to more than 2.3 million VND/m2, so the starting price is only nearly 100 million VND to more than 320 million VND/plot. The deposit is from nearly 20 million VND to over 64 million VND/plot, depending on the location.
The total starting price of the 38 lots is over VND 4.7 billion, organized by Nhat An Phu Joint Stock Auction Company - Ho Chi Minh City Branch on August 15, 2025, attracting more than 2,000 applications.
As a result, all 38 lots were successfully auctioned, the selling price was recorded at nearly 32 billion VND, fluctuating to increase by more than 27 billion VND, nearly 7 times the total starting price.
Specifically, most of the lots in the Village 1 Resettlement Area were auctioned with a starting price increase of 5 to 7 times, from nearly 100 million VND to more than 600 - 700 million VND/lot. In particular, there is a corner lot with two frontages, the area of 183m2 increased from over 115 million VND to nearly 1.4 billion VND, 12 times the starting price.
Similarly, 6 lots in Nghia Thang Residential Area were also auctioned with many times the starting price, from nearly 200 to more than 320 million VND/lot to more than 800 million VND to 1.5 billion VND/lot.
The starting price is determined based on the current land price list, so it is relatively low, the deposit is equal to 20% of the starting price, so it is low accordingly. This factor has attracted many participants, the auction process and the winning bids have therefore been pushed up.
