The Bac Son extended road project has a total investment of 2,100 billion VND, more than 9km long, designed with 6 lanes, cross-section 61m wide.
The project started in 2018, after many delays, the contractors restarted the project from April 2025.

After many years of stagnation, the shape of the trillion-dong road stretching from the provincial center to the Nui Coc Lake area has gradually taken shape.
The restart of the road has made real estate in this area bustling.
Right next to the road, many real estate brokers have set up tents to find customers who need to buy land.
Ms. Le Thanh Lien (real estate broker in Thai Nguyen) said that there will be a land auction for residential areas soon, so the market is gradually heating up.
The land here is mainly auctioned land. In the near future, 15 land plots will be auctioned. The starting price is 21 million VND/m2, the corner plot is 23 million VND/m2.
The first bidding here is 40 - 42 million VND/m2. This area is doing infrastructure construction, so buying at this time is beautiful. Each lot has an area of more than 120m2," Ms. Lien said.


Also according to Ms. Lien, the area around Bac Son main road is crowded with residential areas. Right next to it are many universities, so real estate prices are high.
According to real estate brokers, compared to 2024 and the end of 2025, land plot prices are currently showing clear changes.
In previous years, many small roadside land plots were only at 5 - 12 million VND/m2. However, when the project progress had a clear change and land auction information spread widely, the price of many locations had increased to 10 - 40 million VND/m2.
However, the increase in real estate around the project area is not uniform. Large roadside plots with business advantages have high prices, while many locations far from the center, with small areas, the increase is insignificant.
According to assessments, the price level in the range of 10 - 40 million VND/m2 is likely to be maintained in the near future, depending on the completion speed of intersections and the commissioning of the road.

Recently, the Thai Nguyen Provincial Property Auction Service Center issued a notice to organize an auction of land use rights for 20 land plots in the extended Bac Son residential area (phase 3), with a starting price of 21 million VND/m2.
According to the notice, the assets put up for auction are residential land use rights in urban areas under the Bac Son extended road residential area project, the section from Hanoi - Thai Nguyen expressway to Cay Xanh hamlet, Quyet Thang ward (right side of the route).
20 land plots with areas from 128 - 204.4m2. Among them, plot OM1. 05-24 with an area of 186m2 was determined to have the highest starting price of 23.1 million VND/m2, equivalent to more than 4.29 billion VND.
The remaining 19 land plots have a starting price of 21 million VND/m2, with a total value of about 2.68 billion VND per plot.
