Land prices increase but mainly buy and sell in the form of deposit

Land prices in many provinces are fluctuating strongly, especially in areas with merged news. Experts warn investors to be cautious and avoid virtual price traps.

According to online data from Batdongsan.com.vn, land prices in many provinces have fluctuated strongly in recent times.

In Hung Yen, land prices in March 2025 will increase by an average of 6 - 15% compared to the end of 2024. Currently, the land price in the Van Giang roundabout area is listed for sale from 125 - 150 million VND/m2. Land in Phung Cong, Xuan Cao, and Cuu Cao communes has many listings for sale at prices ranging from 40 - 55 million/m2, an increase of about 5 - 7% compared to February. Land in Hung Yen city has also just established a new price level, increasing by 5 - 7% compared to the beginning of the year.

In Phu Tho, in early March, two areas with signs of land fever were recorded: Ben got urban area (Tho Son ward) and suburban land of Viet Tri city. According to some brokers here, subdivided land in some areas with an area of 80m2 is currently priced at 2 - 3 billion VND/plot (depending on location), an increase of 20 - 30% compared to before Tet. The phenomenon of "hot fever" has only recently appeared, when there was information about the merger of provinces and cities.

In Bac Giang, on Batdongsan.com.vn, some plots of land in Noi Hoang commune are being advertised for sale at 25 million VND/m2, Quang Chau Industrial Park land, Viet Yen district is being advertised for sale at 30-35 million VND/m2. Viet Yen, Yen Dung, Luc Nam districts... where real estate projects have been approved recorded the most obvious increase in land prices, currently ranging from 30 - 40 million VND/m2, some places up to 50 million VND/m2. While in the same area, in 2024, land prices will only range from 15 - 25 million VND/m2.

In Ninh Binh, a plot of land in Nam Thanh ward, at the end of 2024, was offered for sale at 2.2 billion VND, and has now reached 4 billion VND. In addition, at the end of March, land lot H13 Dong Ai, Hoa Lu City, with an area of over 100m2, was advertised for sale at 5.7 billion VND, or about 53 million VND/m2. Many plots of land in Thien Ton town are also listed for sale at 51 - 52 million VND/m2. Also in Thien Ton, the "soft price" pieces are also priced from 45 - 46 million VND/m2.

Before the merger, in the past 3 weeks, land prices in many locations in Nhon Trach (Dong Nai province) have skyrocketed. Online data from Batdongsan.com.vn shows that in March 2025, land prices in Nhon Trach and Dong Nai recorded an average increase of about 48% over the same period.

However, according to the leader of a brokerage in Nhon Trach, although buying and selling in the area has been bustling recently, it is mainly a form of deposit surfing, not through notary contracts. Many plots of land transferred to new owners 4-5 times in just 1-2 weeks, each time the transferor increases the price by no less than 10%.

Talking to Lao Dong, Dr. Tran Xuan Luong - Deputy Director of the Vietnam Institute for Real Estate Market Research and Evaluation - commented that when information about provincial mergers appeared, some speculative groups could take advantage to manipulate the market. They spread rumors about the new planning and administrative center to stimulate investor buying psychology.

Next, they conduct internal transactions to create a land fever effect, pushing prices up rapidly in a short time. As a result, land prices are pushed too far compared to their real value, causing many investors and buyers to be stuck.

Dr. Tran Xuan Luong said that, in the face of the virtual land fever due to information about merging provinces, investors need to be very cautious. The most important thing is not to follow the crowd mentality. Land purchase should only be done when there is sufficient transparent information about the planning and real value of that area.

In addition, before paying, it is necessary to carefully check the legality of the land plot to avoid the case of buying a plot of land that is involved in a dispute or without full documents.
