After a period of strong growth, the prices of many types of real estate have adjusted in the second quarter of 2026. Private houses, villas, and townhouses in some markets recorded significant decreases.
According to data from Batdongsan. com. vn, the price of townhouses in Q2/2026 decreased from an average of 214 million VND/m2 to 202 million VND/m2, equivalent to a decrease of about 12 million VND/m2.
Private houses recorded a stronger decrease, about 6%. The price of this type decreased from 139 million VND/m2 to 130 million VND/m2, equivalent to a decrease of about 9 million VND/m2.
Some other types also recorded a similar trend. Villa prices decreased from 153 million VND/m2 to 148 million VND/m2. Land plots adjusted slightly more, from 41 million VND/m2 to about 40 million VND/m2.
In Ho Chi Minh City, the trend of adjustment appears in many segments. In the second quarter of 2026, villa prices decreased from 160 million VND/m2 to 150 million VND/m2, equivalent to a decrease of 10 million VND/m2. Land plot prices decreased from 68 million VND/m2 to 66 million VND/m2, while townhouses slightly decreased from 198 million VND/m2 to 197 million VND/m2.
The downward price trend is also recorded in the landed house segment. CBRE's Q2/2026 report shows that the average primary price of the landed house segment, including villas and townhouses, in Ho Chi Minh City reached about 216 million VND/m2 of land, down 3% compared to the previous quarter and 29.5% lower than the same period last year. According to CBRE, the decrease mainly came from changes in the supply structure.
According to the research unit, the liquidity of the townhouse segment slowed down as newly launched apartment funds had less attractive locations or were offered for sale at high prices. Since the beginning of 2026, real estate purchase loan interest rates at many banks have increased, continuing to put pressure on the market.
In this context, buyers are increasingly sensitive to payment progress and interest rate fluctuations. This is clearly shown for products priced above 17 billion VND/unit if not accompanied by preferential policies from investors.
In the next 6-12 months, JLL forecasts that the Hanoi apartment and landed house market will continue to welcome new supply from large investors. However, competitive pressure is forecast to increase as the price level remains high, while demand mainly comes from the group of customers buying to live with a more cautious mentality. Strong supply in Bac Ninh, Hung Yen and Hai Phong also creates more competitive pressure on the Hanoi landed house market.
However, JLL believes that the market is currently supported by three structural drivers including large-scale infrastructure investment, institutional reform and the shift of domestic and international capital flows.
Meanwhile, Mr. Matthew Powell - Director of Savills Hanoi - said that the Hanoi low-rise market is waiting for more clarity about planning. Although planning has oriented the long-term development framework, many investors are still waiting for detailed zoning plans before making investment decisions.
In terms of price level, although transaction volume decreased, primary prices of villas and townhouses in Hanoi remained high. At the same time, secondary prices continued to record growth compared to the same period last year.
Savills forecasts that in the remaining months of 2026, the Hanoi market will receive a supply of nearly 6,000 houses and about 28,000 houses in the 2027-2029 period. In the long term, the process of infrastructure investment and urban expansion is expected to continue to promote the development of the Hanoi housing market.
