Housing prices are now very high
On August 6, the National Assembly Standing Committee organized the Forum "National Assembly Monitoring to create development".
Speaking at the first seminar with the theme of the National Assembly's supervision activities contributing to the country's socio-economic development, Central Party Committee member and Vice Chairman of the National Assembly Vu Hong Thanh proposed to clarify the changes in social housing development after the resolution on real estate market supervision was issued.
In particular, there are problems and difficulties that need to continue to be revised, resolved or conflicts and overlaps between related procedures between land, planning, construction, real estate market, housing, etc.
"These issues need to be clarified and see if there is an imbalance between supply and demand segments. In particular, there is a lot of surplus in high-end commercial housing" - Vice Chairman of the National Assembly said and added that while housing for low-income people and housing for industrial park workers, despite the supervision resolution, is still lacking.

From there, according to Vice Chairman of the National Assembly Vu Hong Thanh, what mechanisms and policies should be needed in the coming time. Administrative procedures, conflicts and overlaps between related laws have been resolved, but are there any more?
Along with reviewing the monitoring activities of the National Assembly, have the National Assembly agencies really removed the real estate market, accelerated and expanded the subjects and forms of access to social housing?

Vice Chairman of the National Assembly Vu Hong Thanh also pointed out that the Government has recently studied many policies to develop social housing, so he suggested that the delegates make further recommendations and solutions to solve these problems.
Land prices beyond people's endurance
Speaking at the discussion at the forum later, Dr. Tran Du Lich - former Deputy Head of the National Assembly Delegation (NAD) of Ho Chi Minh City - commented that the current real estate market is a market without housing for middle- and low-income people. The current real estate market products are like a plane with only a business class, a first class without a common class.

Another big problem, according to Dr. Tran Du Lich, is land prices. Currently, land prices and agricultural land speculation prices are beyond the endurance of the economy and the people. This is a huge problem in macroeconomic management for the state to create and develop.
From there, he proposed that the National Assembly supervise at the table, synthesize, classify, and analyze in writing all systems that are adjusting 5 types of markets for opening up, including: commodity market, finance, real estate, labor, and science and technology.
Dr. Tran Du Lich said that these 5 types of markets are being suppressed by many overlapping regulations in the current system. If we do not review to make it transparent, there will be no basis to build a complete open system.
