Lac Viet Joint Venture Auction Company has just announced the organization of a land use right auction to implement a low-rise housing project for sale at the land use right auction area in An Thuong commune - Location X2, former Hoai Duc district (now An Khanh commune), Hanoi City.
The land use scale of the project is 53,966.6 m2, including: 20,700.7 m2 of land auctioned for land use rights to implement the project of building low-rise townhouses; 5,135 m2 of land for social housing development (will be considered for implementation later); 850 m2 of land for building community activity houses; 4,841.9 m2 of green space for sports; 1,804.4 m2 of land for building parking lots; 20,634.6 m2 of land for building internal and regional traffic works.
Regarding the form of land use, for 20,700.7 m2 of land for building adjacent houses and 1,804.4 m2 of land for building parking lots, investors who win auctions for land use rights are allocated land by the State with land use fees for the area of land for housing construction; land lease with one-time land rent payment for the entire lease period for the area of land for parking lot construction. The land use term is the term of the investment project but not exceeding 50 years from the date of the decision recognizing the winning auction results.
The specific land price as a basis for determining the starting price of the land use right auction at the land use right auction area in An Thuong commune - Location X2, An Khanh commune is more than 1,100.8 billion VND. The price step applied to all rounds of auction is 10 billion VND.
The deposit is equal to 20% of the total value according to the starting price of the auctioned land area, equivalent to more than 220.16 billion VND. The auction form is direct voting in multiple rounds at the auction session, at least 5 mandatory rounds. The total investment of the project is more than 1,442.89 billion VND.
According to regulations, the organization participating in the auction must have owner's equity not less than 20% of the total investment capital for projects with land use scale of less than 20 hectares and must ensure the ability to mobilize capital to implement the investment project. In case the enterprise simultaneously implements many projects, it must have sufficient owner's equity allocated to ensure the above ratio of each project to implement all projects.
Accordingly, the organization participating in the auction must have owner's equity of no less than 288.57 billion VND and must ensure the ability to mobilize capital to implement the investment project.
