The city allocated 32,488.83 m2 of land to implement the investment project to build high-rise mixed-use buildings and commercial services at plot I.14/CTHH-01, Bac Song Cam New Urban Area, Thuy Nguyen ward. Of which, 12,261.05 m2 is land for building high-rise mixed-use buildings (apartments combined with commerce and services), allocated by the state with land use fees collected through auctions; 6,516.5 m2 is low-rise mixed-use land, leased by the state with one-time payment for the entire lease term. The remaining 13,711.28 m2 includes public green space, technical infrastructure and transportation, allocated by the State without land use fees.
Enterprises are responsible for investing in complete technical infrastructure for the area of public land and handing it over to competent state agencies and local authorities for management and operation within 60 months from the date of the land allocation decision.
The land use term for project implementation is 50 years, from the date Hai Phong City People's Committee issues the land allocation decision. The land allocation is carried out through the land use right auction results that have been previously recognized by the City People's Committee.
Hai Phong City People's Committee assigned the Department of Agriculture and Environment to preside over and coordinate with Thuy Nguyen Ward People's Committee and related units to organize land handover on the ground, carry out procedures for issuing land use right certificates, and at the same time update and revise cadastral records according to regulations.
In addition, Thuy Nguyen Ward People's Committee is responsible for regularly inspecting and supervising the land use of Dai Loc Housing Development Joint Stock Company; cases of violations will be handled according to the provisions of law. Enterprises must also use land for the right purpose and fully fulfill the obligations of land users according to current regulations.
