On December 26, the 7th session of the 10th Ho Chi Minh City People's Council (HPC), term 2021-2026, approved the draft resolution on promulgating the Land Price List for the first time applied in Ho Chi Minh City from January 1, 2026.
According to the new Price List, Ho Chi Minh City is divided into areas to determine specific prices. In which, residential land prices, commercial and service land prices, and production and business land prices are divided into 3 areas.
For residential land, the highest price in area 1 (central Ho Chi Minh City) is up to 687.2 million VND/m2, applicable to roads such as Dong Khoi, Nguyen Hue, Le Loi....
Area 2 (formerly Binh Duong province), the highest residential land price is 89.6 million VND/m2, applied on routes such as Doctor Yersin, Bach Dang.
As for area 3 (formerly Ba Ria - Vung Tau), the highest residential land price is about 149.5 million VND/m2, applied on Thuy Van street (Bai Sau area, Vung Tau ward).
Regarding commercial and service land, area 1 also has the highest price of up to 573.6 million VND/m2; area 2 has the highest price of 53.8 million VND/m2; and area 3 has the highest price of nearly 89.7 million VND/m2.
Regarding production and business land, the highest price in area 1 is 481.1 million VND/m2; area 2 has the highest price of 44.8 million VND/m2 and area 3 has the highest price of more than 74.7 million VND/m2.
For agricultural land, the new land price list is divided into 4 areas for determination. In area 1, the highest price of perennial crop land is 625,000 VND/m2, and the highest annual crop land is 500,000 VND/m2.
Area 2 has the highest price of perennial crop land of 500,000 VND/m2; the highest annual crop land of 400,000 VND/m2.
Area 3 has the highest price of perennial crop land of 400,000 VND/m2; annual crop land, the highest at 320,000 VND/m2.
And area 4 has the highest price of perennial crop land of 320,000 VND/m2; the highest annual crop land of 256,000 VND/m2.
According to the Ho Chi Minh City People's Committee, this first land price list is not only used to calculate land use fees, land rent, taxes and fees but is also expanded to apply to 3 new cases according to the National Assembly's Resolution. These are calculating land use fees, land rent when the State allocates land, leases land, changes land use purposes; calculating the value of land use rights when equitizing state-owned enterprises; calculating compensation when the State recovers land.
The promulgation and application of the new land price list is expected to create an important legal foundation for land management, improve transparency, fairness and efficiency, contribute to stabilizing the real estate market and promoting socio-economic development of Ho Chi Minh City in the new period.
