Still waiting despite installment support
Although the real estate market is somewhat more positive than last year, two premises in an alley on 3/2 and Nguyen Van Linh streets (Can Tho City) owned by Mr. Nguyen Hai Duong (Vi Thanh City, Hau Giang Province) still have signs waiting.
It is known that he bought these two premises in 2017 for business and rental purposes. However, in 2023, when finances were in trouble, Mr. Duong decided to sell them again until now.
"I sell the two premises for 29 million VND/m2, which is mid-range compared to the current market price. There are also customers who contact me but buy to live, they complain that the price is high and it is located deep in the alley, making it difficult to do business. Even though I suggested that we could pay in installments without interest, the customers did not agree," said Mr. Duong.
Posing as someone who wants to buy a space, the reporter was introduced by a broker to a space in an alley on Nguyen Thi Minh Khai Street (Ninh Kieu District, Can Tho City) priced at 2.1 billion VND, area 50m2. This broker committed to having a red book, the owner had put it up for sale for 2 years, if bought within the month, the price would be reduced by 100 million VND.
Mr. Tran Minh Hau - owner of a real estate brokerage office in Ninh Kieu district, Can Tho city - said: The price of houses, apartments, and premises in alleys is currently at 30-48 million VND/m2, while at the end of 2023, the price only fluctuated from 25-30 million VND/m2.
"The real housing demand of people in the city accounts for a fairly high proportion, as evidenced by the fact that in the past 2 months, customers with demand for housing and apartment brokerage account for 70% of investment demand," said Mr. Hau.
Strictly handle price inflation that causes chaos
Recently, land and housing prices in alleys around the center of Can Tho City have been continuously pushed up. According to the reporter's investigation, land and housing prices currently fluctuate between 30-50 million VND/m2, even exceeding 60 million VND/m2.
Despite the high price, Mr. Nguyen Nhut Long (Ninh Kieu district, Can Tho city) still holds 3 premises and apartments in the center because there are no transactions.
Talking about the situation of rising land prices, this investor said: "My land plot cost 25 million VND/m2 in 2023 and is now priced at 28 million VND. In fact, the land price has only increased by a few million compared to 2023, not much. This could be due to brokers creating a virtual fever to attract customers."
The Vietnam Real Estate Brokers Association believes that in the context of the economy not yet out of difficulties, people's income is not stable, so we should be careful when the real estate market increases in price without basis, which can be a sign of virtual fever and bubble.
To make the real estate market transparent, public and sustainable, the Ministry of Construction previously sent an official dispatch to the People's Committees of provinces and centrally-run cities on strengthening the management and control of real estate price fluctuations.
Accordingly, the ministry requested the People's Committees of provinces and cities to review real estate business activities of enterprises and investors; inspect, examine, and take measures to correct price inflation and speculation, and handle violations of land laws.
In addition, review the organization of land use rights auctions in the area to ensure compliance with the law, publicity and transparency; promptly detect, strictly handle and prevent acts of taking advantage of land use rights auctions for profiteering, causing market disruption, etc.
