For example, a private house in an alley on Le Duc Tho street with 4 floors, 33m2 wide is being advertised by its owner for 4.8 billion VND, equivalent to 146 million VND/m2, which surprised everyone.
In other cases, a private house in an alley in Tay Mo ward with an area of 43m2 is being advertised for sale at VND5.2 billion, equivalent to about VND120 million/m2; A private house in Dai Mo ward with an area of 30m2, is being advertised for sale by the owner at VND4.5 billion, equivalent to VND150 million/m2.

Ms. Le Thi Thanh (46 years old, renting a house in Nam Tu Liem district, Hanoi) said that when she saw the apartment prices increase, she changed direction to looking to buy a low-cost private house in the inner city.

Accordingly, a house with an area of 40m2, 5 floors is being advertised for sale at nearly 7.1 billion VND, equivalent to 178 million VND/m2 and another house in an alley of 43m2, built with 5 floors, including 5 bedrooms, 4 bathrooms with an advertisement price of 8.8 billion VND, or more than 205 million VND/m2" - Ms. Thanh said.
Mr. Do Manh Tuan (39 years old, from Thanh Hoa) shared that after getting married at the end of 2024, he is also looking for and choosing to buy a house and land in an alley. Although mainly searching in suburban areas such as Hoai Duc, Thanh Tri, Dong Anh districts, according to Mr. Tuan, the selling price here is not cheap.
Research data from the Vietnam Association of Realtors (Vars) recently analyzed that in fact, in the market, in Hanoi's inner city, the number of private houses priced from 3-4 billion VND/unit is quite scarce.
Even in the suburban areas of Hanoi, private houses in alleys are currently trading at prices of about 70-80 million VND/m2, even corner lots, beautiful lots, the price will reach over 100 million VND/m2.

However, in addition to real housing needs, the price of private houses in alleys has been continuously increasing in recent times, also due to investment needs. Because this is a type of housing that is assessed to have good liquidity with full legal documents, located in the central area of the capital.
