Private house prices in Ha Dong district with cars parked at the door, area of 30-55m2, at the end of 2024, they were only advertised at 7-7.7 billion VND/unit, currently being advertised at 7.3-8 billion VND/unit.
Also in this district, private houses with an area of 30-50m2, in more remote areas such as Yen Nghia, Kien Hung, Duong Noi, La Khe, Phu Lam, Ha Cau, cannot be reached by cars, at the end of 2024, the price is being advertised from 3.7-4.9 billion VND/house to 3.9-5.1 billion VND/house.

Mr. Tran Hoang - a real estate broker in Hanoi - said that with the above price, the private house segment priced under 5 billion VND/unit is recording great interest and good liquidity in the market. On the contrary, in the price range of 7-10 billion VND/unit, there are quite a few buyers, the rate of successful purchases is small because of the high price.
Research data from the Vietnam Real Estate Brokers Association (Vars) recently analyzed that in reality, in the market, in Hanoi's inner city, the number of private houses priced from 3 - 4 billion VND is quite scarce.
Even in the suburban areas of Hanoi, private houses in alleys are currently trading at prices of about 70 - 80 million VND/m2.
Mr. Nguyen The Diep - Vice President of Hanoi Real Estate Club - commented that the demand for private houses in big cities like Hanoi is often very high, the 4-5 billion VND segment is attracting many people.
To avoid being "tortured" when buying a house, buyers need to be alert to the information introducing it, and at the same time survey prices and traffic in these areas in advance. If the price difference is too high compared to the price offered by the broker or homeowner, buyers need to consider bidding or moving to other areas.
Experts say that to buy the true value of a house, buyers need to consult prices at reputable units, should not use too much financial leverage in the current context because the market may cool down when the State is paying great attention to the supply of affordable housing.
