Hanoi area is expected to have a land price of only over 3 million VND/m2

According to the draft submission on the Hanoi land price list applied from January 1, 2026, some areas have residential land prices, position 1 is only over 3 million VND/m2.

The Hanoi Department of Agriculture and Environment has just completed a draft submission on the development of the first land price list to be announced and applied from January 1, 2026. The valuation consulting unit is VIC Valuation and Trading Joint Stock Company.

According to the draft, the new land price list is divided into 17 areas after the rearrangement of administrative units, instead of the previous calculation method according to districts and towns.

Area 1 includes wards in Ring Road 1 with the highest land prices, including wards Tay Ho, Ngoc Ha, Ba Dinh, Giang Vo, O Cho Dua, Hoan Kiem, Van Mieu - Quoc Tu Giam, Cua Nam and Hai Ba Trung. Of which, the highest residential land price is more than 702 million VND/m2, an increase of about 2% compared to the current price list.

The draft land price list developed by the Hanoi Department of Agriculture and Environment shows that the lowest residential land price in the capital is only over 3.1 million VND per square meter.

According to the draft, the lowest residential land price appears in area 11, including Phuong Duc, Phu Xuyen, Chuyen My, Dai Xuyen communes.

Here, the land price at location 1 is only over 3.1 million VND per square meter, applied to the road connecting the Luong River dike to the end of Hoa Khe cemetery (Dai Xuyen commune). At locations 2, 3, 4, the price is even lower, only around 2 million VND per square meter.

Next is area 14, including the communes of Thach That, Hoa Lac, Tay Phuong, Yen Xuan, Phu Cat, Kieu Phu, Hung Dao, Quoc Oai, Ha Bang, with a price of more than 3.5 million VND per m2 at the section adjacent to road 446 to Da Mai bridge.

Similarly, in area 15, including Chuong My, Quang Bi, Hoa Phu, Xuan Mai, Phu Nghia, Tran Phu communes, the land price on the inter-commune road from Dragon Market to Thuong Phuc village is only about 3.5 million VND per m2.

Area 16, including Phuc Son, Ung Thien, Ung Hoa, My Duc, Van Dinh, Hong Son, Hoa Xa, Huong Son communes, has low land prices in some locations, about more than 4.3 million VND per m2.

This level is equivalent to area 17, including Soc Son, Noi Bai, Trung Gia, Da Phuc, Kim Anh communes, applied to the route from Cho plaau - Do Tan intersection to Thanh Cong new commune (Thai Nguyen) or the section from Do Luong - Dong Mai intersection to Thanh Cong commune (Thai Nguyen).

In area 13, including Minh Chau, Quang Oai, Vat Lai, Co Do, Bat Bat, Suoi Hai, Yen Bai, Ba Vi communes, the land price is over 4.5 million VND per m2, applied to provincial road 414C from Suoi Hai commune to point 1 of the Da river dike (Bac Bat commune).

Area 7, including Tien Thang, Yen Lang, Quang Minh, Me Linh, Phuc Thinh, Thu Lam, Dong Anh, Vinh Thanh, Thien Loc communes, has a price of more than 5 million VND per square meter at the section from Hamlet 4 bridge in Yen Lang commune to the border of Cong Toa in Yen Lang commune.

Area 12, including Son Tay, Tung Thien wards and Doai Phuong, Phuc Loc, Phuc Tho, and Hat Mon communes, has a land price of about 8 million VND per square meter on the Red River dike through Phuc Loc commune (outside the dike).

Slightly higher is area 10, including Dai Thanh, Thanh Tri, Ngoc Hoi, Nam Phu, Binh Minh, Tam Hung, Thuong Tin, Hong Van, Thanh Oai, Dan Hoa, Thuong Phuc, Chuong Duong communes, with a price of more than 8.2 million VND/m2 in the section passing through the old Nguyen Trai commune (from Xem bridge to the People's Committee of the new Thuong Phuc commune).

Area 9, including Lien Minh, O Dien, Dan Phuong, Hoai Duc, Duong Hoa, Dong Son, An Khanh communes, has land prices of 9 million VND/m2 for the inter-commune routes Tho An, Tho Xuan, Trung Chau.

Meanwhile, area 8, including Phu Dong, Thuan An, Gia Lam, Bat Trang communes, has the lowest land price at location 1 of 12.6 million VND/m2 on the Kim Lan - Van Duc route, from the intersection of Road 179 to the end of Trung Quan village.

In area 5, including Tay Mo, Dai Mo, Duong Noi, Ha Dong, Thanh Liet, Hoang Liet, Yen So, Kien Hung, Yen Nghia, Phu Luong wards, the lowest land price is over 20.3 million VND/m2, applied to Chua Tong Street, from Le Trong Tan to the end of Duong Noi ward.
