Of which, the highest residential land price is more than 702 million VND/m2 applied to plots adjacent to the road (location 1) on a series of roads such as Ba Trieu (from Hang Khay to Tran Hung Dao), Dinh Tien Hoang, Hai Ba Trung (from Le Thanh Tong to Quan Su).
This price is also applied to the routes of Hang Dao, Hang Khay, Hang Ngang, Le Thai To, Ly Thuong Kiet, Nha Tho and Tran Hung Dao (from Tran Thanh Tong to Le Duan). Compared to the current price list, the highest residential land price in Hanoi increased by 2%.
Area 2 includes wards in Ring Road 2 (right bank of Red River), including 6 wards: Hong Ha, Vinh Tuy, Bach Mai, Kim Lien, Dong Da, Lang. Of which, the highest price is more than 318 million VND/m2 applied to the plot adjacent to the road on Lang Ha Street. On the contrary, the lowest price is 68 million VND/m2 applied to plots adjacent to roads such as Tan Khai and Linh Nam streets.
Area 3 includes wards from Ring Road 2 - Ring Road 3 (right side of the Red River) with 13 wards: Phu Thuong, Xuan Dinh, Nghia Do, Cau Giay, Yen Hoa, Thanh Xuan, Khuong Dinh, Phuong Liet, Dinh Cong, Tuong Mai, Hoang Mai, Vinh Hung, Linh Nam. Of which, the highest price is more than 243 million VND/m2 for a plot adjacent to a road like Nguyen Trai Street.
Area 4 includes wards outside Ring Road 3 (right side of the Red River North to Thang Long Avenue - Except for Chuong My Ward, Son Tay Ward, Tung Thien Ward), with 6 wards: Thuong Cat, Dong Ngac, Tay Tuu, Phu Dien, Xuan Phuong, Tu Liem.
Of which, the highest price is more than 147 million VND/m2 for a plot adjacent to a road like Pham Hung Street. The lowest price is about 30 million VND/m2 for plots adjacent to roads such as Chau Dai and Dong Ba streets.
According to the draft new land price list, residential land prices are proposed to be adjusted to increase significantly in many suburban communes of Hanoi. Of which, area 9, including Lien Minh, O Dien, Dan Phuong, Hoai Duc, Duong Hoa, Dong Son and An Khanh communes, had the highest increase, up to 26%.
The highest price in this group was recorded at National Highway 32, from the border of Xuan Phuong ward to the intersection into Kim Chung - Di Trach urban area, at 64.7 million VND/m2.
On average, the land price in position 1 in area 9 reached 30.4 million VND/m2, an increase of 26.8 million VND/m2 according to the current price list.
Second place is area 7, including 9 communes: Tien Thang, Yen Lang, Quang Minh, Me Linh, Phuc Thinh, Thu Lam, Dong Anh, Vinh Thanh and Thien Loc, along with area 10 - including 12 communes: Dai Thanh, Thanh Tri, Ngoc Hoi, Nam Phu, Binh Minh, Tam Hung, Thuong Tin, Hong Van, Thanh Oai, Dan Hoa, Thuong Phuc, Chuong Duong - all with a proposed increase of 25% compared to the present.
