Ho Chi Minh City People's Committee has just issued a decision approving the land use right auction plan for land plot 1. K3. 5. HH (formerly land plot 3-12) belonging to Thu Thiem New Urban Area, An Khanh ward.
According to the approved plan, the Ho Chi Minh City People's Committee assigned the Department of Agriculture and Environment, the Ho Chi Minh City Land Fund Development Center and relevant agencies and units to organize auction steps in accordance with regulations.
Land plot of over 10,000m2, built up to 25 floors
Land plot 1. K3. 5. HH belongs to part of land plot No. 2, map sheet No. 64, An Khanh ward, with an area of 10,059.7m2, equivalent to about 1ha.
According to the plan, this is a mixed land group of housing and services, in which residential function accounts for 95%, and services account for 5%.
The land plot is allowed to build works with a maximum height of 25 floors, a maximum height of 100m. The maximum land use coefficient is 8.95 times, the maximum population size is about 3,420 people.
The State allocates land with land use fees through land use right auctions. The land use term is 50 years, calculated from the date the Chairman of Ho Chi Minh City People's Committee issues a decision to allocate land to the winning bidder.
The auction is expected to be held in September 2026.
According to the approved plan, the expected starting price of land plot 1.K3.5 HH is about 2, 967.6 billion VND.
Individuals and organizations participating in the auction must fully meet the conditions according to the provisions of law and fulfill the obligation to pay a deposit according to regulations on asset auctions.
Once paid 24,500 billion VND and then abandoned the deposit
Notably, land plot 1. K3. 5. HH is land plot 3-12 that was put up for auction by Ho Chi Minh City in 2021.
At the auction at that time, the land plot had a starting price of more than 2,942 billion VND. The winning bidder paid up to 24,500 billion VND, 8 times higher than the starting price.
However, afterwards, the winning bidder did not fulfill the contract and accepted to deposit money.
Land plot 1. K3. 5. HH is one of 8 land plots in Thu Thiem New Urban Area put into Ho Chi Minh City's auction plan in 2026, with a total area of more than 138,000m2.
Previously, the Ho Chi Minh City People's Committee also approved the auction plan for land plot 1. K3. 4. HH (formerly plot 3-5) with an area of 6,446m2. This land plot has a expected starting price of more than 1,901 billion VND.
