Returning to school after the summer break, Tran Thi Kim Xuan - a third-year student in Can Tho City - was startled when her landlord announced an increase in room rates by 100,000 VND/month.
Wondering about the reason for the price increase, Xuan was told by the landlord that it was due to renovating the foundation to prevent flooding and the increase in real estate prices. Continuing to contact friends, this female student learned that some other rooms had also increased in price.
In a row of shabby rented rooms, the narrow path is not big enough to turn a motorbike around, is where Xuan chose to stay for 4 years of university because the price is cheap, 1,000,000 VND/month. However, the increase in room rates has made her struggle to both study and work to make ends meet.
"The landlady raised the price, I had to accept it, I couldn't move because it was school season so it was hard to find a room. For now, I'll go to work to earn extra money to cover the expenses, then I'll think about it later," Xuan said.
Since the old owner transferred the mini house to the new owner, the room rental price of Ms. Nguyen Thi Yen Nhu - an office worker in Ninh Kieu district, Can Tho city - increased by 200,000 VND/month, the service price is 50,000 VND/month.
Ms. Nhu said: "After the purchase, the new owner met with the tenants and announced that due to the increasing land prices, the parking area would be expanded, and washing machines would be added, so the room rates would increase. Most of the tenants were working and had income, and the arrangement of additional amenities was also agreed to by the tenants."
According to the reporter's investigation, in the past 3 months, many landlords in Can Tho City have increased their rents by 5-15%. Most of the reasons given by landlords include increased capital costs due to increased real estate prices, high demand from tenants, additional costs for interior design, and infrastructure repairs, etc.
According to the Can Tho Real Estate Association (CaREA), in the first 6 months of 2024, the apartment and housing segment, mainly focused on development in Can Tho City, increased by 5-6%. CaREA forecasts that in the last 6 months of the year, demand will still be concentrated in the apartment and housing segment with real housing needs, at suitable prices.
