Land plot prices simultaneously decrease, investors lower prices, cutting losses of several hundred million to billions of VND/plot
After a prolonged period of hot increase, the land plot market in the suburbs of Hanoi is recording clear adjustment signals, many investors are also starting to accept selling lower than market prices, even strongly cutting losses to sell off goods and restructure cash flow.
Mr. Nguyen Van Huy (42 years old, Hanoi) said he is selling a 95m2 land plot in the Tan Xa area, former Thach That district (now Hoa Lac commune) for more than 2 billion VND.
The price I am offering is about 700 million VND lower than when I bought it. Before, there were a few customers asking every week, but now for a whole month, not many people are interested," Mr. Huy said.

Surveys on online real estate sales platforms show that land plot prices in many areas that once increased sharply are being adjusted simultaneously. Ninh Binh adjusts concentrated residential area project worth more than 55 billion VND
Ninh Binh Provincial People's Committee has just issued a decision approving the adjustment of the project to build infrastructure for the Hoanh Lo Nam concentrated residential area, Giao Thuy town, former Giao Thuy district (now Giao Thuy commune, Ninh Binh province).
According to the decision, it is adjusted not to invest in leveling all land plots. Paving taluy slopes at traffic roadsides, technical crevices, etc. adjacent to locations where land plots are not leveled to ensure project stability.
The total investment of the project remains the approved total investment, only adjusting some items of expenses such as: site clearance, construction, equipment, project management, other expenses and contingency.

The Government has just issued Decree No. 212/2026/ND-CP regulating the Information System and National Database on construction activities.
Notably, this Decree clearly stipulates the identification code in the Information System on construction activities. Accordingly, each urban and rural planning, construction investment project, construction work, organization, and individual participating in construction activities must be associated with a single identification code, initiated on the Information System on construction activities to ensure unity and synchronization in the management, exploitation and use of data.
Identification code is mandatory information, initiated when creating or updating data, information on the Information System about construction activities and used uniformly throughout the life cycle of the managed object.
