Ho Chi Minh City real estate market flooded with high-end goods
A report from the Ho Chi Minh City Department of Construction shows that by the end of May, the city had 20 commercial housing projects eligible for capital mobilization with housing formed in the future, providing about 16,328 units with a total floor area of more than 1.63 million m2.
Among these, the high-end segment accounts for 14,637 units, equivalent to nearly 90% of the total supply. The mid-range segment has 1,691 units, while affordable housing has not recorded any new projects. Hanoi plans to build 7 rental buildings in Viet Hung
Hanoi City People's Committee has just submitted a report to the City People's Council on approving the investment policy of the Project to invest in building rental housing in Viet Hung ward.
Accordingly, Hanoi will invest in building 7 new houses of 12-13 floors and 2 basements belonging to land plots: CT-04C; CT04E; CT-05B; CT05D; CT06A; CT07A1; CT-07A2 and internal infrastructure of the residential area on a total area of about 2.46ha. The total number of apartments is 1,166 units. 575 billion VND road opening project in Ha Tinh is behind schedule
On June 14, according to reporters of Lao Dong Newspaper, the site clearance work with the remaining problems belonging to Ha Huy Tap ward of the Ham Nghi extended road project is still not completed. Many houses are still blocking the front of the unfinished road that needs to be cleared.
Recently, to remove obstacles in site clearance, stemming from the proposal of the Ha Tinh Traffic Construction and Urban Development Investment Project Management Board, the Ha Tinh Provincial People's Committee issued Decision No. 1422 approving the adjustment of capital sources, increasing the total investment of the project from more than 575 billion VND to more than 630 billion VND (an increase of 55 billion VND). 8 groups of projects exempted from construction permits from July 1, 2026
Starting from July 1, 2026, the revised Construction Law officially takes effect. This Law stipulates construction activities; rights, obligations, and responsibilities of agencies, organizations, and individuals in construction activities and state management of construction.

Notably, the revised Construction Law has expanded 8 groups of works that are exempt from construction permits (GPXD), including individual houses under 7 floors if they meet all conditions. Specifically: Level 4 construction works; individual houses under 7 floors, with a total floor area of less than 500m2 are exempt from GPXD if they do not belong to areas with architectural management regulations such as functional areas, urban areas, rural residential areas, urban development areas according to provincial/city planning, general planning of economic zones, national tourist areas, general planning of communes or areas that have architectural management regulations.
