Old apartment buildings in Hanoi increase in price, many places nearly 5 billion VND/unit

Hanoi - Old apartment prices in Hanoi are increasing sharply even though many apartments have seriously degraded.

According to Lao Dong, many old collective housing areas in Hanoi are being advertised for sale at high prices, some places even up to more than 4 billion VND/unit.

For example, at H4 Nguyen Cong Tru collective housing area, a second-floor apartment with a red book area of 30m2 is being offered for sale at 4.25 billion VND, equivalent to more than 141.6 million VND/m2.

At Thanh Cong apartment complex, a 2-storey apartment with an area of 90m2 (3 bedrooms, 2 bathrooms) is also being offered for sale at more than 4.7 billion VND, equivalent to 52.2 million VND/m2. It is known that this apartment complex has seriously degraded and is in the process of approving the planning to convert it into a new apartment building with 40 floors.

A survey by Batdongsan.com.vn shows that the price of collective houses in Kim Lien ward ranges from 60-75 million VND/m2 for small apartments. Houses with a large area of 120m2 or more have a lower unit price, about 50-60 million VND/m2. This price has increased by about 25% compared to the same period last year.

In Giang Vo ward, Thanh Cong apartment prices range from 55 70 million VND/m2, with first-floor apartments for sale alone being sold for 80-95 million VND/m2, an increase of 20% compared to the beginning of the year. Giang Vo, Duong Sat, Ngoc Khanh collectives also have common prices of 60-70 million VND/m2.

The price of collective houses in Vo Thi Sau, Cam Hoi, Thanh Nhan ranges from 58 70 million VND/m2; Tho Lao and Bui Ngoc Duong collectives are from 50-56 million VND/m2; Bach Khoa collective is lower, 45-50 million VND/m2.

In Thanh Xuan area, Nguyen Trai collective price ranges from 45-55 million VND/m2; Thanh Xuan Bac collective, Thanh Xuan Nam collective 45-60 million VND/m2; Vu Trong Phung collective 47-55 million VND/m2. In particular, houses with an area of less than 20m2 cost up to 70-80 million VND/m2. Collective prices here increased by an average of 20-25% compared to the beginning of 2025.

On average, with an area of about 70m2, the selling price of collective houses in Hanoi currently fluctuates between 3.5-5 billion VND/unit. If compared to commercial apartments in the same area, this price is only half. For example, a 70m2 apartment in Giang Vo costs about 10 billion VND, while a collective house with the same area costs only about 5 billion VND.

In Thanh Xuan, mid-range apartments with an area of 70m2 are priced at 6-7 billion VND, while collective houses with the same area are only at 3.5-4 billion VND.

According to brokers, the rapid increase in commercial apartment prices has caused a part of real buyers to switch to old apartment buildings. The transaction volume has increased but is still at a small level.

Mr. Nguyen Van Nam - a real estate broker in Thanh Xuan area - shared that old collective apartments are often degraded, so they are not always of interest to customers. However, in the face of increasingly high commercial apartment prices, there are still people who accept buying collectively. According to Mr. Nam, small apartments with an area of 20-30m2, with prices ranging from 1.5-2 billion VND, are suitable for low-income people and have the advantage of being located in the central area, so there are still transactions.

Referring to this issue, Mr. Nguyen Van Dinh - Chairman of the Vietnam Association of Real Estate Brokers (VARS) - said that the price of old collective apartments is constantly increasing due to scarce supply and constantly climbing apartment prices. In addition, the location in the center is also the reason why apartment buildings have high prices.

According to Mr. Dinh, buyers of old collective houses need to pay attention to the actual area and the expanded area. During their stay, many households have arbitrarily expanded their area by building temporary structures such as "tiger cages". That makes the area on paper up to tens of square meters.
