According to Ms. Do Thu Hang - Senior Director, Consulting and Research Department, Savills Hanoi, the housing type, especially the apartment segment for sale in Hanoi is recording strong interest.
Ms. Hang said that the apartment segment has both investment returns from rental and profits from price increases. In the context of low-rise housing prices, including villas and townhouses, remaining high, apartments are becoming an attractive investment product that attracts investors.
Notably, information from the OneHousing Center for Market Research and Customer Insights recently showed that the Hanoi apartment market has recorded a strong growth rate in selling prices. In addition to serving real housing needs, apartments have become an investment type with the highest profit rate in the market, averaging over 30%.
CBRE Vietnam data also shows that as of the fourth quarter of 2024, the primary selling price of apartments in Hanoi reached VND 72 million/m2 (excluding VAT and maintenance fees), an increase of 36% over the same period in 2024 and 12% over the previous quarter.
This is the highest increase recorded in the past 8 years in the Hanoi apartment market.
In the secondary market, the average selling price of apartments in Hanoi reached 48 million VND/m2 (excluding VAT and maintenance costs), an increase of more than 26% year-on-year, the highest increase ever.
Mr. Nguyen Van Dinh - Chairman of the Vietnam Real Estate Brokers Association (Vars) - commented that the recent increase in apartment prices has made it increasingly difficult for people to access housing.
Many real estate market research organizations also predict that by 2025, with about 31,000 new apartments for sale, the price increase momentum of apartments similar to the period of 2024 will no longer exist. Instead, the growth rate of this segment will be more stable, expected to average 6-8%/year.
