Regulations on real estate databases from March 1, 2026

    The Government has just issued Decree 357/2025/ND-CP on building and managing information systems and databases on housing and the real estate market.

    Based on Article 17 of Decree 357/2025/ND-CP (effective from March 1, 2026) stipulating the database on real estate as follows:

    (1) System of legal documents on the real estate market issued by the National Assembly, Government, Prime Minister, ministries, branches, and localities under their authority.

    (2) Real estate types, real estate projects include:

    - Housing construction investment project;

    - Urban area construction investment project;

    - Rural residential area construction investment project;

    - Investment projects to build construction works with functions serving educational, medical, sports, cultural, office, commercial, service, tourism, accommodation, industrial purposes and construction works with mixed service functions;

    - Investment project to build housing area infrastructure to transfer land use rights to individuals to build their own houses;

    - Investment project to build infrastructure for industrial parks, industrial clusters, and high-tech zones;

    - Transfer of the entire or part of a real estate project;

    - Houses and construction works in cases where transactions must be notarized.
