According to Lao Dong, many business premises on Tran Phu and Nguyen Van Linh streets (Da Nang city) ... have been vacant recently, hanging signs but it is difficult to find tenants.
Ms. Nguyen Thi Tam (character's name has been changed, renting a space on Tran Phu Street) - informed that she is renting a 4.5 story house, the rental price of a house is around 120 million VND/month.
"If you only rent the front of the business on the first floor with a sleeper, the rental price ranges from 80 million VND/month, the tenant can take advantage of this sleeper to display products and pay the rent every 6 months. If renting the business front on the first floor alone, the deposit is 2 months for the house, if renting the whole house, the deposit is 3 months" - Ms. Tam said.
Also hanging a rental sign on Nguyen Van Linh Street, Mr. Nguyen Huu Cuong informed that the rental price of premises here is fluctuating from 68-120 million VND/month, depending on the area.
According to Mr. Cuong, this is only the rent for the premises alone, the unit and enterprise will have to pay the electricity and water service costs themselves every month. If he rents the entire apartment (3 floors) under a long-term contract for 2-3 years, he will consider supporting and reducing the rental price.
Mr. Cuong himself also admitted that finding tenants for business premises at this time is very difficult, even though the landlord has created conditions and reduced deposits, asking brokerage firms to help.

Referring to this content, Mr. Dinh Minh Tuan - Director of the real estate market analysis website Batdongsan.com.vn - informed that up to now, many business premises in big cities still have difficulty finding tenants, partly due to expensive costs.
To overcome this situation, experts say that in order to make the situation of renting townhouses less gloomy, the lessee and the business lessee should proactively respond, negotiate, and take measures to adapt to the new situation.
Meanwhile, Mr. Nguyen Van Dinh - Chairman of the Vietnam Real Estate Brokers Association (Vars) - commented that recently, many business premises are vacant because the business owners cannot "bear" the costs of renting premises, employee salaries, electricity and water bills.
Many real estate experts also assessed that recently, businesses that have tended to switch to online form have quickly returned their premises and withdrawn from central streets to save costs and stabilize business.
