Over 50% of workers in industrial parks have a need to buy social housing
According to the Trade Union of the Economic Zone (KKT) of Haiphong, in May 2023, the unit organized a survey on the need to buy social housing among workers (CN) at industrial parks (KCN) in the area.
There were 4,492 CN who replied to the survey, with as many as 48% of them having a need to buy social housing, with the highest percentage being workers at the Dinh Vu - Cat Hai Industrial Park (60.6%), VSIP Industrial Park (49.7%), Japanese Industrial Park (46.9%)... The age group that wants to buy a house is around 31-36 years old. The majority want to buy a house in the segment of 30-65m2/flat, with a desired price of 330-720 million VND/flat.
By January 2024, the Haiphong Trade Union of the KKT continued to survey the need to rent social housing at 3 large industrial parks in the area, namely An Duong, Truong Due, and Japan. With 4,577 workers who replied to the survey, 34.7% of them said they are currently renting a house, 22% are living with relatives; 45.7% of the households of workers have a need to rent social housing, with the desire to buy a flat with 1-2 bedrooms, an area of 35-45m2. The workers who are living alone want to buy a house, accounting for 19.3%, and those who want to live together account for 14.1%.
According to the representative of the Haiphong Trade Union of the KKT, the people surveyed with a monthly salary of 5-7 million and below 10 million VND almost all have a need to buy social housing or rent social housing, and the closer to the workplace, the better.
Ms. Vu Quynh Anh (32 years old), a worker at the Japanese Industrial Park - Haiphong, said: "For nearly 10 years, I have been working in Haiphong as a worker, my husband and I also hope to buy social housing at a preferential price."
Social housing prices range from 14-19 million VND/m2
According to the Department of Construction of Haiphong City, the city currently has 3 social housing projects that meet the conditions for sale, which have been approved for sale prices, including: Social housing at No. 384 Le Thanh Tong Street, Ngô Quyền District, with a scale of 1,294 units, sale price of 18,857,000 VND/m2. Social housing at the NewCity Hoang Huy project in Thuy Nguyen District, with a scale of 149 units, sale price of 14,125,000 VND/m2; Social housing at the Truong Due Industrial Park project in An Duong District, with a scale of 2,538 units, sale price of 16,090,000 VND/m2.
The social housing projects that meet the conditions for sale, which are currently implementing the procedures for requesting price appraisal, include: Social housing at the Total 3 Lien Vien (No. 142 Le Lai Street), Ngô Quyền District, with a scale of 4,448 units, sale price of 17,600,000 VND/m2; Social housing at No. 39 Luong Khanh Thien Street, Ngô Quyền District, with a scale of 216 units, sale price of 19,500,000 VND/m2.
The projects that are being implemented, preparing to have products on the market include: The construction of low-income apartments at An Dong Residential Area, An Duong District, with a scale of 775 units; The construction of social housing (Phase 1) at Truong Cat Ward, Dinh Vu - Cat Hai Industrial Park, with a scale of 4,004 units; The construction of worker housing at Dong Hai 2 Ward, Dinh Vu - Cat Hai Industrial Park, with a scale of 1,562 units.
Currently, there are 21 projects on the list of Haiphong City that have been approved for investment or investors are preparing to start construction, expected to be completed by 2030.
According to the Department of Construction of Haiphong City, from August 1, 2024, the subjects, conditions, and procedures for buying, renting, and renting social housing will be implemented in accordance with the 2023 Housing Law, Decree 100/2024/ND-CP dated July 26, 2024 of the Government, Circular 05/2024/TT-BXD dated July 31, 2024 of the Ministry of Construction, prescribing the implementation of some articles of the Housing Law.
Hope for more social housing projects near industrial parks
* Mr. Nguyen Vinh Quang (27 years old), a worker at the DeepC 2 Industrial Park, Dinh Vu - Cat Hai Industrial Park, said: "The price of social housing announced is still high compared to the income of workers like me who work in the industrial parks. I hope there will be more social housing projects near the industrial parks where there are many workers."
* The Department of Construction of Haiphong City has advised that to ensure that people can access and buy social housing at the correct price, without having to pay any additional fees, the department has requested the Management Board of the KKT and the Labor Union of the city to inform the enterprises and workers in the industrial parks about the information on social housing projects.
