Social housing prices are still a barrier for workers
Many workers who have worked for many years in Hung Yen industrial parks have to rent rooms. Income is only enough for expenses, making it difficult to accumulate money to buy a house.
Mr. Pham Quoc Bao - Chairman of the grassroots Trade Union of Regina Miracle International Hung Yen Co., Ltd. (Pho Noi Textile and Garment Industrial Park, Duong Hao ward) - informed that most workers are migrant workers who have to rent rooms to live, while young children have to be sent back to their hometown to be cared for by their grandparents. This not only affects family life but also affects the psychology, productivity and long-term attachment of workers to the business.
According to Mr. Bao, although the State has many policies to develop social housing as well as preferential loan programs, in reality, many workers still have difficulty accessing it due to limited conditions, procedures and financial capacity.
Notably, the selling price of social housing in the My Hao area currently fluctuates around 30-35 million VND/m2. With this price level, most workers are unlikely to buy a house, even if they get preferential loans.
I hope the province will study and issue more support mechanisms on selling prices, credit and payment methods suitable to the actual income of workers so that workers have the opportunity to own houses, stabilize their lives and feel secure in working for a long time" - Mr. Bao proposed.
Many social housing projects are being implemented
Mr. Tran Quang Trien - Director of Hung Yen Provincial Department of Construction - shared that social housing development has always been a major policy of the Party and State to care for housing for workers and low-income people. According to Mr. Trien, along with the implementation of social housing projects, the Housing Law also stipulates that commercial housing projects must allocate land funds for social housing development.
Currently, the My Hao ward area is implementing many social housing projects such as: Pho Noi service housing and industrial park with 1,076 units; Green City urban area with 546 units; Social housing project belonging to the housing area for low-income people in Yen My II Industrial Park with about 9,000 units... In addition, the Lac Hong Phuc social housing project with 1,144 units has been completed and put into use.
According to the assessment of the Department of Construction, with one project in operation and 4 projects underway, it will initially meet the housing needs of workers and low-income people.
Regarding the selling price of social housing, Mr. Tran Quang Trien said that investors are not allowed to decide the selling price according to their wishes but must base on the total investment, construction costs and the standard profit level according to the provisions of housing law.
Before opening for sale or receiving applications to buy houses, investors must send the application to determine the selling price that has been verified by a capable unit to the Department of Construction for public disclosure on the electronic information portal of the Provincial People's Committee and the Department of Construction. According to regulations, the profit level of investors for social housing projects is also controlled according to the provisions of law.
The housing demand of workers will continue to increase along with the development of industrial parks. Therefore, in addition to accelerating the progress of social housing projects, many workers want more practical support policies so that workers can access housing at reasonable prices, stabilize their lives and be assured of long-term attachment to businesses.
