Issuance of new construction unit prices for houses, dwellings, and construction works attached to land as a basis for calculating compensation for damages when the State reclaims land in Hanoi. This Decision takes effect from January 25, 2025 and replaces Decision No. 05/2023/QD-UBND dated March 28, 2023 of the Hanoi People's Committee.
Unit price for new house construction:
- 1-storey house, 110m wall with pillars, surrounding wall >3m high, tiled or corrugated iron roof, ceramic tiled floor, house with ancillary area is 2,655,900 VND/m2 and without ancillary area is 2,383,200 VND/m2 including VAT.
- 1-storey house, 220m wall, surrounding wall >3m high, tiled or corrugated iron roof, ceramic tiled floor, house with ancillary area is 3,140,100 VND/m2 and without ancillary area is 2,641,700 VND/m2 including VAT.
- 1-storey house, reinforced concrete flat roof (RC), with ancillary area is 4,631,600 VND/m2 and without ancillary area is 3,627,000 VND/m2 including VAT.
- Houses from 2 to 3 floors high, brick walls, reinforced concrete flat roof or reinforced concrete flat roof covered with tiles or corrugated iron is 6,247,400 VND/m2 including VAT.
- 4 to 5-storey house with reinforced concrete flat roof or reinforced concrete flat roof on corrugated iron roof; foundation not reinforced with reinforced concrete piles is 6,205,900 VND/m2 including VAT.
- 4 to 5-storey house with reinforced concrete flat roof or reinforced concrete flat roof on corrugated iron roof; reinforced concrete pile foundation is 7,134,400 VND/m2 including VAT.
- 6 to 8-storey building with reinforced concrete roof or reinforced concrete flat roof with corrugated iron roof, reinforced concrete pile foundation is 6,334,600 VND/m2 including VAT.
- Apartment buildings from 6 to 8 floors high with reinforced concrete roof or reinforced concrete flat roof on corrugated iron roof; foundation not reinforced with reinforced concrete piles is 6,795,800 VND/m2 including VAT.
- Apartment buildings from 6 to 8 floors high with reinforced concrete roof or reinforced concrete flat roof on corrugated iron roof; reinforced concrete pile foundation is 7,583,500 VND/m2 including VAT.
- Villa: 2 to 3 floors high, brick walls, reinforced concrete flat roof is 7,896,700 VND/m2; 4 to 5 floors is 7,902,800 VND/m2 including VAT.
Unit price for new construction of all types of factories:
- Factory with concrete foundation, steel columns, corrugated iron or brick walls, corrugated iron or fiber cement roof, without crane is 2,700,500 VND/m2 including VAT.
- Factory with reinforced concrete foundation and columns, corrugated iron or brick walls, corrugated iron or fiber cement roof, without crane is 2,858,600 VND/m2 including VAT.
Unit price for new house and construction works:
- Temporary house: Brick wall 220, height ≤ 3m, tile roof, fiber cement or corrugated iron, floor paved with cement tiles, bricks or colored cement is 2,269,700 VND/m2 including VAT; Brick wall 110, height 3m or less, floor paved with cement tiles, bricks or colored cement is highest at 1,805,400 VND/m2 and lowest at 1,101,900 VND/m2 including VAT; temporary house with reed walls, oil paper or thatched roof is 495,700 VND/m2 including VAT.
- House for sale: Brick wall 220 high ≤ 3m with tiled roof, fibrocement or corrugated iron is 1,410,100 VND/m2 including VAT; Brick wall 110 high ≤ 3m with tiled roof, fibrocement or corrugated iron is 1,325,900 VND/m2 and oil paper roof is 1,134,300 VND/m2 including VAT.
- Stilt houses, depending on the type of material, cost from 152,200-1,749,600 VND/m2 including VAT.
- The restaurant has bamboo columns, thatched roof, and dirt floor for 155,100 VND/m2; cement floor for 233,200 VND/m2 including VAT.
- Yard and road prices range from 79,100-367,000 VND/m2 including VAT.
- Fence prices range from 132,800 to 1,260,000 VND/m2 depending on the material, including VAT.
- Roofing made of plastic sheet or fiber cement is 290,900 VND/m2; roofing made of tile or corrugated iron is 463,300 VND/m2 including VAT.
- Other works such as attics, water tanks, septic tanks, wells, drainage ditches cost from 480,500 to 3,617,900 VND/m2 including VAT.
- Incense tree costs 1,726,300 VND/m2 including VAT.
- Grave moving costs from 5,492,200 to 14,849,700 VND/m2 including VAT.
