Investors' year-end "hunt"
In the field of business investment, Mr. Manh Linh (Hanoi) has always followed the "safe- breast" style. With a scale of 90 hectares, in the top 10 largest exhibition centers in the world, VEC is capable of attracting 60 million visitors per year, creating a huge source of visitors for Boutique Gate.
The second wave of visitors came from two gateways: Noi Bai and Gia Binh. In the world, shopping and entertainment capitals near airports are always "profiting machines" by attracting international visitors and creating stable cash flow. Passengers flying before departure often prioritize stopping to shop, experience F&B, entertainment at commercial complexes near the airport - which is also the advantage that Boutique Gate will enjoy in full.
Third, the upcoming Hanoi - Ha Long high-speed railway will take tourists from Ha Long, Yen Tu, Bac Ninh to Boutique Gate in just 1030 minutes. Boutique Gate has therefore become a destination for the inter-regional "tourism belt", attracting high-spending customers from modern "cultural" tourism - entertainment. The diverse number of visitors continuously flows in, creating a long-term cash flow foundation and outstanding profitability for commercial real estate in this golden position.
Boutique Gate also has a prime location adjacent to Truong Sa road and a spacious internal road system, making it easy to welcome guests from VEC, Vincom Mega Mall, a complex of A-class offices and surrounding 5-star hotels. In addition, nearly 40,000 residents are moving to live in low-rise areas, bringing a "f permanent customer base" that many long-standing shopping malls have had difficulty finding.

If we compare Hanoi to an accelerating machine, Boutique Gate is located right at the "peditionary axis", benefiting from a series of infrastructure projects with clear progress milestones.
In 2026, Gia Binh International Airport will complete the same route connecting directly to Hanoi, taking only about 30 minutes to Boutique Gate.With an expected capacity of 3050 million visitors/year, international and domestic visitors bringing accommodation, entertainment, shopping, and logistics needs will become a stable "commercial bloodline" of the entire area.
In 2027, Tu Lien Bridge will be completed, shortening the time from West Lake to Boutique Gate to 5 minutes.The bridge is like a "new door" opening from the core of the capital, becoming a catalyst to accelerate the real estate value in the Northeast, similar to what has happened around Nhat Tan Bridge (Hanoi) or Ba Son (HCMC).

It is expected that by 2028, the Hanoi - Ha Long high-speed railway line will be completed, opening the most vibrant economic - tourism corridor in the North. The combination of expo trade tourism forms a new growth triangle, with Boutique Gate in the center.
By 2029, the "diamond circle" of Ring Road 4 will officially be closed, helping the traffic flow from satellite provinces to Boutique Gate faster and more evenly. This inter-regional customer base will create a sustainable profit cycle for commercial products here.

In particular, with the regulation allowing a contract extension after 50 years, Boutique Gate becomes a "long-term asset, non-stop profit" for investors with a vision.
