From green tree care to resident experience management
Moving to S Goldmark City from 2019, Ms. Nguyen Thu Hang still remembers the weekend afternoons when the whole family strolled under the lush green trees. Young children ran and jumped in the playground, adults leisurely chatted in the Sapphire area square. Some evenings, the whole family just sitting and watching the children play in a closed space is enough to feel peaceful.
The things residents feel every day seem very natural, but to maintain a green, clean and neat space over many years is a persistent care process behind.
According to Ms. Phan Thi Huong, Director of the Business Department, TN Property Management Joint Stock Company (TNPM) - the management and operation unit of S Goldmark City area, behind a beautiful green space is the smooth coordination of a whole team.
Each row of trees has its own seasonal care cycle. The landscape care team must regularly monitor the growth, replace weak trees, prune and improve the soil. After each heavy rain, we continue to check leaning trees, collect broken branches, and handle affected areas so that the next morning, the living space of residents still returns to its original neat state," Ms. Huong said.
According to Ms. Huong, in order for landscape care not to depend on each individual, TNPM builds management procedures according to each stage of the project. Immediately after receiving operation, the team will survey the current status of green trees, soil quality and landscape infrastructure to develop appropriate renovation plans. After that, care is carried out according to a periodic plan, combined with regular inspections to promptly replace declining trees, treat pests and diseases and adjust crop structure according to actual conditions.
In addition to standardizing the process, TNPM also strengthens coordination between technical departments, environmental sanitation and customer care during operation. Residents' feedback on landscape, sanitation or safety risks is received and processed synchronously, helping to maintain the quality of living space continuously instead of fixing it according to each arising event.
In addition, the awareness of the residential community in protecting green trees, maintaining general hygiene and civilized use of public spaces is also an important factor for these values to be maintained for a long time.
That approach is applied in many projects managed by TNPM. At ROX Living Aquamarine Dien Chau, from the current state of the green tree system and landscape infrastructure that has deteriorated after exploitation, the unit has gradually improved the ground, replaced unsuitable trees, and maintained hygiene, pest control, and periodic care. The project's appearance has therefore changed over time, not with new items, but with meticulousness built over time.
Improving the quality of urban life
More and more management and operation units consider the landscape as one of the factors contributing to shaping the quality of life of the urban area. The carefully cared for rows of trees, squares or walkways not only create a feeling of relaxation when returning home but also encourage outdoor activities, increase the connection between families and form a unique identity for each residential community.

From that approach, TNPM sees investment in landscape as also investment in the long-term value of the project.
“We have recorded many positive feedbacks from residents about the quality of the living environment, especially the feeling of being cleaner, cooler and more comfortable when using public spaces. That is also an indication that operation is not only stopping at maintaining the landscape, but is contributing to creating positive experiences in residents' daily lives,” Ms. Huong said.
In the coming period, TNPM will continue to expand this approach not only in urban areas but also in industrial parks in the ROX Group ecosystem, aiming to build a greener, cleaner and friendlier working environment. That orientation is also consistent with ROX Key's strategy, where member units jointly standardize service quality on a basis of expertise, technology and inter-sectoral coordination.
In the 30-year journey of Building to reach far, ROX Group and its member units have joined forces to develop livable urban areas and focus on building operating capacity so that projects maintain value over time. Because an urban area that makes residents feel beloved is not only created by infrastructure or green trees, but also from the daily care of the operating unit and the joint efforts of the community in preserving the living environment.
