Binh Dinh has just directed departments, branches and localities to tighten management of land prices, especially in determining starting prices for land use rights auctions and speeding up the determination and decision of land prices to serve as a basis for calculating land use fees and land rents.

According to the Department of Agriculture and Environment of Binh Dinh province, land use rights auctions in the coming time will be strictly controlled, ensuring publicity, transparency and compliance with the law. Violations of collusion, price suppression, price inflation that disrupt the market will be resolutely handled, preventing collusion, disrupting the market, and losing public assets.
In Phu My district, the work of developing the auction plan is being implemented methodically. According to Mr. Tran Huu Nguyen - Deputy Director of the District - locality Land Fund Development and Investment Project Management Board, focus on providing starting prices suitable for invested infrastructure and actual land prices, avoiding unreasonable price inflation and price suppression.
Similarly, An Nhon town has proactively reviewed the land price list before organizing the auction, and at the same time chosen a suitable auction method to limit price manipulation. In 2024, the town successfully organized 35 auctions with 803 land lots, earning more than 847 billion VND, an increase of 52% compared to 2023.
The leader of the Department of Agriculture and Environment of Binh Dinh province said that in order to improve the effectiveness of state management of land prices, the unit has advised the Provincial People's Committee to direct departments, branches, sectors and localities to determine, appraise and submit for approval land prices to ensure compliance with the order and regulations of the law. At the same time, speed up the determination and decision of specific land prices according to the provisions of the 2024 Land Law.
In particular, in Nhon Hoi Economic Zone - which is expected to become a new growth pole, land valuation is carried out through an independent consulting unit, ensuring objectivity and compliance with the law.
Cases where there have been decisions on land allocation, land lease, and land use purpose conversion before the new Land Law takes effect (August 1, 2024) are also being reviewed and completed to determine specific land prices.
In 2024 alone, the province has collected more than VND 1,695 billion from land auctions, which is a not small number, showing that the value of land resources will be exploited optimally, serving sustainable and long-term development if the management is correct and effective.
