At the conference, voter Trinh Van Thanh said that there are still many "suspended" projects lasting for many years in the area, including the Nguyen Cu Trinh quadrilateral area (Ma Lang area) that has not been completely resolved.
Also expressing concern, voter Pham Thanh Trieu said that living conditions in Ma Lang area are currently very difficult. Many families with 9-10 people have to live in houses of only about 10-15 m2.
Some families have to work shifts to sleep because the house is too cramped. I hope that city leaders and National Assembly deputies will soon have an investment mechanism to find solutions to improve living conditions for people in this area" - Mr. Trieu proposed.

Answering voters, Secretary of the Ho Chi Minh City Party Committee Tran Luu Quang said that the city had previously planned to renovate Ma Lang area and Ga market, Gao market, but the projects could not be implemented due to difficulties in calling for investors.
Mr. Tran Luu Quang also shared his student memories when he had a friend living in a cramped house to the point of having to sleep huddled together, "I was in the house but my feet were outside the door".
According to Mr. Tran Luu Quang, such stories show that the government needs to be responsible for finding solutions to improve living conditions for people.

According to preliminary reports, these areas currently have more than 1,400 households living. Ho Chi Minh City Party Secretary requested local leaders to fully count households in the above two areas and send them directly to him for consideration.
After having the list, I will directly survey the reality to calculate appropriate solutions" - Mr. Tran Luu Quang said.
According to the Secretary of the Ho Chi Minh City Party Committee, one of the directions that can be considered is to adjust the planning to allow higher-rise construction to increase the feasibility of the project.

Previously, the planning of this area only allowed building a maximum of 10 floors, making it difficult for the project to attract investors.
In the current scenario, if building apartments for resettlement for people, about 8 floors are needed. If there are about 10 more floors for investors to exploit and do business, they will have revenue to compensate for costs and implement the project" - Mr. Tran Luu Quang analyzed.
However, Mr. Tran Luu Quang also emphasized that planning adjustments must be carefully calculated. If building a building up to 18 floors while the surrounding road system is still narrow, the risk of traffic congestion will be very high.
Current planning also has its reasons. Therefore, it is necessary to calculate carefully, not because of solving one problem that another problem arises. But I promise the city will pay attention and find ways to solve it" - Mr. Tran Luu Quang said.
The Ma Lang area, also known as the Nguyen Cu Trinh quadrilateral, is located between the Nguyen Trai - Cong Quynh - Tran Dinh Xu - Nguyen Cu Trinh routes. Before 1975, this place was a cemetery, then it was relocated and a residential area was formed in the center. Currently, the area has more than 530 houses under 20 m2, mostly cramped and degraded.
Since 2000, Ho Chi Minh City has advocated renovating this 6.8 ha area, but the project has changed investors many times but has not yet been implemented. In 2023, the city revoked the project.
Meanwhile, the Chicken Market and Rice Market located between Nguyen Thai Hoc - Vo Van Kiet - Yersin streets, are traditional markets that existed before 1975 but have deteriorated.
The land area of more than 6,300 m2 is planned for building a maximum height of 50 m (10-14 floors), with a scale of about 700 people, affecting 290 households with 1,173 people, but for many years it has not attracted investors.
