The transaction volume of apartments, individual houses, and land increased
In the second quarter of 2025, the number of real estate transactions (apartments, individual houses and land) continued to increase.
The Ministry of Construction said that in the second quarter of 2025, there were about 157,021 transactions, an increase of 116.6% compared to the first quarter of 2025 (in the first quarter of 2025, there were about 134,634 transactions).
Of which, the number of apartment and individual house transactions: there were 34,461 successful transactions (equal to 102.61% compared to the first quarter of 2025 and 133.1% compared to the same period in 2024).
Regarding land transactions, there were 122,560 successful transactions (equal to 121.3% compared to the first quarter of 2025 and 98% compared to the same period in 2024).

Real estate inventory increases slightly
In the second quarter of 2025, the inventory of real estate in projects in the second quarter of 2025 will be around 25,294 apartments/house (including apartments, individual houses, land). Of which, apartments have 3,287 apartments; individual houses have 10,290 apartments; land is 11,717 plots.
Real estate inventory tends to increase slightly compared to the first quarter of 2025. In particular, for individual housing, it is about 109% compared to the first quarter of 2025, land is 100.3% compared to the first quarter of 2025 and apartments are 140.5% compared to the first quarter of 2025.
With the strong specific instructions of the Government, the Prime Minister, the Ministry of Construction and local ministries and branches, the stable real estate price situation no longer shows the phenomenon of hot increase as at the end of 2024.
In general, real estate and housing prices in localities are basically stable, some project areas have a slight increase compared to the first quarter of 2025.
In particular, at the end of the first quarter of 2025, the land fever broke out according to the news of the province's merger.
In that situation, management agencies in localities have issued warnings to people and at the same time deployed control measures to strengthen real estate market management in the area.
Therefore, land transfer prices have been controlled by localities. Data from the Ministry of Construction shows that the land transfer price level in the second quarter of 2025 only increased slightly by about 3-5% compared to the first quarter of 2025.
