At the end of the first quarter of 2025, there was a local land fever in some localities such as (such as Bac Ninh, Phu Tho, Ninh Binh, Hung Yen, Hai Phong, Dong Nai, ...).

Land prices in these localities have increased rapidly due to the information about merging provinces and cities and rearranging new administrative units. Transactions during this time are mainly speculative transactions.

In that situation, management agencies in localities have issued warnings to people and at the same time deployed control measures to strengthen real estate market management in the area.

Therefore, land transfer prices have been controlled by localities. The Ministry of Construction said that the land transfer price level in the second quarter of 2025 only increased slightly by about 3-5% compared to the first quarter of 2025.

In Hanoi, Minh Giang Dam Va (Me Linh) has an average transfer price of about 40 million VND/m2, Cienco 5 Me Linh (Me Linh) has an average transfer price of about 60 million VND/m2, Tan Lap Cienco 5 (Dan Phuong) has an average transfer price of about 165 million VND/m2, Phu Cat City (Thach That) has an average transfer price of about 58 million VND/m2.

In Ho Chi Minh City, Phu My Cho Lon area (District 7) has an average transfer price of about 115 million VND/m2, Phu Xuan Cang Sai Gon (Nha Be District) has an average transfer price of about 62 million VND/m2, Khang Dien Binh Chanh (Binh Chanh District) has an average transfer price of about 60 million VND/m2;

Tan Phong residential and entertainment area (District 7) has an average transfer price of about 155 million VND/m2, 13E Phong Phu (Binh Chanh District) has an average transfer price of about 50 million VND/m2, Park Riverside Tan Cang (District 9) has an average transfer price of about 128 million VND/m2.

In Da Nang city, the Gami Eco Charm project (Lien Chieu) has an average transfer price of about 23.1 million VND/m2, Hoa Khanh Residence (Lien Chieu) has an average transfer price of about 30 million VND/m2, the Elysia Complex City project (Hai Chau) has an average transfer price of about 61 million VND/m2.

In Hai Phong city, the Vuon Hong project (Hai An district) has an average transfer price of about 67 million VND/m2, the Anh Dung II - Sao Do I project (Duong Kinh district) has an average transfer price of about 40 million VND/m2.

In Binh Duong province (now Ho Chi Minh City): The Golden Center City project (Ben Cat) has an average transfer price of about 15 million VND/m2, Binh Nguyen Urban Area (Di An City) has an average transfer price of about 45 million VND/m2, Phu Hoa I Urban Area (Thu Dau Mot City) has an average transfer price of about 83 million VND/m2.
