Therefore, land transfer prices have been controlled by localities. The Ministry of Construction said that the land transfer price level in the second quarter of 2025 only increased slightly by about 3-5% compared to the first quarter of 2025.

In Ho Chi Minh City, Phu My Cho Lon area (District 7) has an average transfer price of about 115 million VND/m2, Phu Xuan Cang Sai Gon (Nha Be District) has an average transfer price of about 62 million VND/m2, Khang Dien Binh Chanh (Binh Chanh District) has an average transfer price of about 60 million VND/m2;
Tan Phong residential and entertainment area (District 7) has an average transfer price of about 155 million VND/m2, 13E Phong Phu (Binh Chanh District) has an average transfer price of about 50 million VND/m2, Park Riverside Tan Cang (District 9) has an average transfer price of about 128 million VND/m2.
