According to the new land price list of Hanoi, a series of roads in Hoan Kiem district have the highest land price of more than 695 million VND/m2.
Notably, in this price list, the plots of land adjacent to the road on a series of routes in Hoan Kiem district such as Ba Trieu (section from Hang Khay to Tran Hung Dao), Dinh Tien Hoang, Hai Ba Trung (section from Le Thanh Tong to Quan Su), the highest residential land price is over 695.3 million VND/m2.
This price is also being applied to Hang Dao, Hang Khay, Hang Ngang, Le Thai To, Ly Thuong Kiet, Nha Tho and Tran Hung Dao streets (section from Tran Thanh Tong to Le Duan).
Compared to the land price list issued in 2019, the most expensive land price in Hoan Kiem district is Hang Ngang and Hang Dao with nearly 188 million VND/m2. Thus, the highest price in the newly issued land price list is nearly 3.7 times higher than the old price list.
Also according to the newly issued Hanoi land price list, in Ba Dinh district, the land price on Phan Dinh Phung street is currently the highest at over 450 million VND/m2. This level is 3.4 times higher than the current price.
Some other streets in Ba Dinh district also have land prices of over 400 million VND/m2 such as Tran Phu, Doc Lap...
According to Lao Dong reporters, according to the new land price list, land prices in districts are also 2-6 times higher. The new land price list is closer to market prices and will have a positive impact on many aspects of social life when land truly becomes a resource for development, contributing to increasing the State budget. People whose land is recovered will also be compensated more appropriately.
Many real estate experts believe that the new land price list will help localities determine the starting price when organizing land use rights auctions. Increased land prices and high deposits will eliminate the situation of paying high prices, creating a virtual fever and then abandoning the deposit.
The new land price list will also facilitate the construction of appropriate price steps and starting prices, creating favorable conditions for units such as resources and land fund centers in consulting with agencies in conducting land auctions.
