On September 19, the People's Committee of Ba Ria - Vung Tau province announced that it had decided to adjust and supplement the list of roads according to the appendix of the periodic land price list currently applied in the area.
Including adding many new routes in resettlement areas; routes from alleys become named roads. Or adjusting coefficients and road types of some existing routes.
For example, Do Chieu Street (Ward 1 and 3, Vung Tau City) was previously divided into 2 sections, the type 1 section from Ly Thuong Kiet Street to Le Lai Street had land price at location 1 of 65 million VND/m2; the remaining section was type 3 with land value at location 1 of 26.878 million VND/m2. Now it has been adjusted into 3 sections, in which the type 1 section remains the same; the section from Le Lai Street to alley 120 has been upgraded to type 2 with land value at location 1 of 35.066 million VND/m2; the remaining section is type 3 with the same value.
Or Nguyen Truong To Street, which was previously a type 2 street, has now been converted to a type 1 street with land value increasing from 35,066 million VND/m2 to 48,772 million VND/m2.
Thus, basically the land value has not changed, but changing the number of types of many existing routes; adding the number of types of new routes; changing the coefficient of some routes... has increased the land value in many areas in the area, with an increase of no more than 30%.
