What are the current procedures for determining specific land prices?
Pursuant to Article 33 of Decree 71/2024/ND-CP, there are regulations on the organization of land valuation to determine specific land prices, including the following contents:
(1) Collecting, synthesizing, and analyzing information.
The information to be collected includes information about the land plot for valuation, input information to apply land valuation methods.
The collection and synthesis of information on land plots and input information to apply land valuation methods are carried out according to the form from Form No. 02 to Form No. 03 of Appendix I issued with Decree 71/2024/ND-CP.
The organization conducting land valuation is responsible for the accuracy and completeness of information to apply the land valuation method and provide information on investigation results, collect input information to the competent land management agency to update the land price database.
(2) Selecting land valuation methods.
Based on the purpose of land use for valuation, characteristics of the land plot and land area to be valued, collected information, conditions for applying land valuation methods prescribed in Clause 6, Article 158 of the 2024 Land Law, the organization implementing land valuation is responsible for analyzing and selecting a land valuation method in accordance with the proposal of the specific Land Price Appraisal Council for decision.
Develop a report explaining the development of a land price plan, draft a Land Valuation Certificate.
Organize the implementation of land valuation to develop a report explaining the development of a land price plan, a draft of a Land Valuation Certificate and send it to the competent land management agency.
Explaining the development of a land price plan according to Form No. 16, Appendix I issued with Decree 71/2024/ND-CP. The land valuation certificate is implemented according to Form No. 17, Appendix I issued with Decree 71/2024/ND-CP.
