Land prices increase sharply but risks also increase
Land prices in the suburbs of Hanoi are constantly climbing, but investors are still cautious about spending money because transactions are not yet vibrant and are worried about the risk of "reaching the peak".

According to a survey at some hot spots in the suburbs of Hanoi such as Dong Anh, Hoai Duc, Gia Lam, Dan Phuong, the price of land for small plots has increased by 30-50% compared to the beginning of 2024.
In places near major infrastructure projects such as Ring Road 4, the price increase is even more obvious. In Song Phuong commune (Hoai Duc), the price of land for subdivision from 40-60 million VND/m2 at the beginning of last year has skyrocketed to 60-75 million VND/m2 at the beginning of this year. In Dong Anh, the average price is recorded at about 60-90 million VND/m2, beautiful locations near major roads even up to 120-150 million VND/m2, some places exceed 200 million VND/m2.
While prices have increased sharply, trading activities have not increased accordingly and investor sentiment is still quite cautious. How to look up land data information in 2025
Currently, the need to see information and land data of the people is extremely large, especially information and data related to ownership rights, planning, etc.

Pursuant to Article 59 of Decree 101/2024/ND-CP, the following forms of exploitation and use of land information and data are regulated:
1. Hundreds of plots of land in Hung Yen to be auctioned, priced from 9 million VND/m2
From now until the end of May, Hung Yen will organize an auction of the right to use many plots of land.

Unexpected developments in a series of million-dollar villas with few people in Ha Dong district
Despite the lack of residents, the townhouse and villa segment in Ha Dong district (Hanoi) is still being advertised for sale at expensive prices.
Research by Lao Dong reporters shows that in Duong Noi urban area (Ha Dong district, Hanoi), many townhouses and villas with completed rough construction are being advertised for sale at prices ranging from 200-300 million VND/m2.
For example, a 202m2 villa in a corner location, built with 4 floors, is being offered for sale at a price of up to 50 billion VND (equivalent to 246 million VND/m2).

In the same area, a villa with an area of 170m2 is being offered for sale at 28 billion VND, equivalent to about 170 million VND/m2.
