Ms. Nguyen Thi Thom (living on Hang Bai Street, Hoan Kiem District, Hanoi) shared that most of the people here are postal workers, who were assigned housing in 1962.
To increase living space, many households here have used the hallway area as a kitchen, bathroom, and built a series of "tiger cages" to store things and dry clothes...
"The overall condition of the house is degraded, damp, and leaks even when it doesn't rain. In fact, due to the cramped living space, many households here have moved to other places to live," said Ms. Thom.
Ms. Nguyen Thi Dieu - Residential Group No. 1, Hang Bai Ward (Hoan Kiem District) - said that at first this was a "single" apartment complex for unmarried people, each person was given 10 square meters. Later, when people got married, they bought each other's apartments, so it started to get crowded.
Ms. Dieu added that many authorities have come to assess and appraise the degraded state of the apartment building in the past, but so far they have not been able to renovate or repair it. Many people want to move elsewhere, but there is no specific plan or relocation location, so they have to stay.
Mr. Nguyen Van Dinh - Chairman of the Vietnam Real Estate Brokers Association (Vars) - informed that many old collective apartments located in "golden land" locations in the center of Hanoi have recently been attracting attention and being sought after due to the scarce supply of new housing.
However, Mr. Dinh said that buyers also need to pay attention to the actual area and the expansion area when buying old collective houses. During their stay, many households have expanded tiger cages and bird cages of tens of square meters, causing great risks and reducing the value when buying, selling, or transferring...
According to statistics from the Hanoi Department of Construction, Hanoi currently has 1,579 old apartment buildings (2-5 floors), concentrated in 76 areas with about 1,300 houses, mainly built before 1954 and from 1960-1994.
Most old apartment buildings have expired, are degraded, are at risk of collapse and do not meet the minimum living needs of residents. Therefore, the renovation and reconstruction of old apartment buildings is very urgent.
