While in reality, townhouses with similar areas in this area are being advertised for sale at up to 20-40 billion VND.

Ms. Nguyen Thao said that her family is currently renting an 80m2 townhouse villa in Ha Dong district for 13 million VND/month. The 4-storey villa, with no interior.
"I bought this villa for nearly 20 billion VND. Before, I advertised a rental price of 20 million VND/month but could not find customers. Now, it has been reduced to 13 million VND/month and I still haven't found a suitable customer" - Ms. Thao said.
Also in need of renting a 100m2 villa in Hoai Duc district, Mr. Dinh Ngoc is currently announcing a rental price of 15 million VND/month. Meanwhile, the amount of money he spent to buy this villa was about 25 billion VND.
"For more than 6 months, after many price reductions, I still have not found a tenant" - Mr. Ngoc said.

Talking to Lao Dong, Mr. Nguyen The Diep - Member of the Vietnam Real Estate Association, Vice President of the Hanoi Real Estate Club said that the reason why villas priced at tens of billions of VND are only for rent at prices from 10-13 million VND/month is because in these urban areas, the technical infrastructure is not yet synchronous.
The lack of synchronization in technical infrastructure and sparse population in the area has caused adjacent villas to always be left vacant and un rented.
"For townhouses in the inner city, the rental price can reach hundreds of millions of VND/month. If the suburban urban areas in Ha Dong and Hoai Duc are soon synchronized in terms of technical infrastructure, the rental price will increase" - Mr. Diep said.
