9 1/2000 scale zoning plan projects in Thu Duc city
On June 23, the People's Committee of Thu Duc City announced 9 1/2000 scale zoning plan projects and awarded decisions approving investment policies and adjusting investment policies for projects in the area.
Sub-zone 1 is located in Thu Thiem ward, An Loi Dong, Thao Dien, part of An Khanh ward, An Phu ward with an area of 1,807 hectares, population of 332,500 people, the main development orientation is the international financial center of Thu Thiem.
Sub-zone 2 belongs to Hiep Binh Chanh ward and part of Linh Dong, Truong Tho, Hiep Binh Phuoc, Tam Phu, Tam Binh wards with an area of 2,042 hectares, population of 270,000 people, with the main development orientation of Truong Tho new urban center.
Sub-zone 3 belongs to Linh Tay, Linh Chieu, Binh Tho, Linh Trung, Binh Chieu, Linh Xuan wards and part of Tam Binh, Tam Phu, Linh Dong, Truong Tho, Hiep Binh Phuoc wards with an area of 2,468 hectares, population of 440,000 people, with the main orientation of developing Ho Chi Minh City National University.
Sub-zone 4 belongs to Long Binh ward and part of Tan Phu ward, Long Thanh My ward with an area of 2,945 hectares, population of 280,442 people, with the main orientation being the National Historical - Cultural Park towards public parks, theme parks combined with eco-tourism.
Sub-zone 5 belongs to Long Phuoc ward and part of Truong Thanh ward, Long Truong ward with an area of 3,425 hectares, population of 210,000 people, with the main orientation of developing a knowledge urban area with the core being institutes - schools, specialized research and training facilities in Long Phuoc area.
Sub-zone 6 is part of Thanh My Loi, Cat Lai, Binh Trung Dong, Phu Huu wards with an area of 1,587 hectares, a population of 127,500 people, with the main orientation of being the port, industrial and logistics service center of Ho Chi Minh City and neighboring urban areas.
Sub-zone 7 belongs to Binh Trung Tay ward and part of An Khanh, An Phu, Phu Huu, Binh Trung Dong, Cat Lai, Phuoc Long B, Thanh My Loi wards with an area of 1,748 hectares, population of 300,000 people, with the main orientation of developing a multi-functional mixed-use urban area along the Ho Chi Minh City - Long Thanh - Dau Giay expressway and Vo Chi Cong street.
Sub-zone 8 belongs to Phuoc Long A, Phuoc Long B, Phuoc Binh wards and part of An Phu, Tang Nhon Phu B, Phu Huu wards with an area of 1,195 hectares, a population of 248,000 people, with the main development orientation being Rach Chiec National Sports Complex combining the function of urban public parks and service functions, becoming one of the development driving forces of the city.
Sub-zone 9 belongs to Hiep Phu ward, Tang Nhon Phu A ward, Tang Nhon Phu B ward and part of Phuoc Long B ward, Tan Phu ward, Long Thanh My ward, Truong Thanh ward, Long Truong ward, Phu Huu ward with an area of 2,222 hectares, population of 345,000 people, with the main development orientation being to renovate and encourage the reconstruction of existing residential areas, forming multi-functional complexes along main traffic axes associated with public transport such as Vo Nguyen Giap - Hanoi Highway, Ring Road 2, Ring Road 3, Ho Chi Minh City - Long Thanh - Dau Giay Expressway.
Orientation for new development when implementing the two-level government model
Mr. Hoang Tung - Chairman of Thu Duc City People's Committee - said that the projects not only clearly define the development space of functional areas and 11 strategic development focuses in Thu Duc City, but also serve as a legal basis to attract investment, develop synchronous infrastructure, and improve the quality of life for people.
This is also an important legal basis for orienting development in the new period when implementing the 2-level government model, and a guideline for orienting the development of development space for the fields of services, training, finance, high technology, logistics, seaports and innovation associated with the Southeast region, focusing on the international financial center of Thu Thiem.
It is known that in the coming time, Thu Duc City will become 12 wards in coordination with relevant departments and units to urgently establish and cover detailed projects 1/500. This will be an important basis in construction management, urban development management and moving towards exempting construction permits for individual houses.
The goal is to have the detailed planning of 1/500 approved in Thu Duc City and a pilot exemption of construction permits for individual houses from January 1, 2026 by the end of 2025.
