According to a reporter from Lao Dong Newspaper on November 29, a subdivision and land sale area located in Huu Dinh Commune (Chau Thanh District, Ben Tre Province) has electricity and water. This spontaneous residential area has built a road connecting to Provincial Road 883.
Some locals said that the houses here are all built on rice fields. In the past, people bought land to build houses because they wanted it to be cheap.
Mr. Nguyen Minh Tuan (name has been changed) said that in 2021, he bought a piece of land with an area of nearly 100 square meters through a land broker for nearly 400 million VND. After that, he built a house and has lived there until now.
Mr. Tuan added that this area has built roads so it is convenient to travel, has electricity and water. Up to now, he has not heard information about the final handling plan of the authorities, so he is very worried and waiting for a solution.
Speaking to a reporter from Lao Dong Newspaper on the afternoon of November 29, a leader of Chau Thanh District People's Committee said that the District People's Committee is synthesizing handling options according to Conclusion No. 412 of Ben Tre Provincial Inspectorate to submit to Ben Tre Provincial People's Committee for consideration and approval of handling policy.
According to the Inspection Conclusion of Ben Tre Provincial Inspectorate, from 2012 to April 2023, in Chau Thanh district, 144 areas have been created by land users to split plots, subdivide plots, and sell land (1 area has not completed the plot separation procedure and 143 areas have completed the plot separation procedure). From the original 206 plots of land, 3,596 plots have been split, with a total area of over 552,000m2. Of which, 2,912 plots have been leveled, 668 houses have been completed, and 47 houses are under construction on the majority of agricultural land.
Of the 144 zones, 33 were subdivided into new plots of land with multiple uses (residential and agricultural land). The new plots only ensured the minimum area of residential land, while the agricultural land area was subdivided, even smaller than the minimum area for residential land.
In addition, there are 3 subdivision areas where land users change the land use purpose from agricultural land to residential land into residential plots with an area of 1,000m2 or more, then proceed to divide the plots and sell the land.
Also according to the Inspection Conclusion of Ben Tre Provincial Inspectorate, out of 144 spontaneous subdivision areas, up to 105 subdivision areas are not in accordance with land use planning and plans; 8 subdivision areas are partially in accordance with land use planning and plans, and 31 subdivision areas are in accordance with land use planning and plans.
