The Southern real estate market at the end of the year recorded positive changes, especially in the private house and land segment.
According to a survey on real estate websites, the price of apartments and houses in Can Tho City is currently at 35-60 million VND/m2, the price of land in Cai Rang, Hung Phu, Nam Long is at 30-65 million VND/m2. Meanwhile, in Vinh Long and Hau Giang, the price of land ranges from 15-20 million VND/m2.
At the end of the year, customers' demand for settlement and investment improved, taking advantage of the "fear of missing out" mentality, land brokers pushed up prices, even using the trick of "surfing".
As someone who wants to buy a private house to settle down permanently, Mr. Nguyen Lam Truong (owner of a pet care shop in Can Tho City) was introduced by a land broker, and the price was continuously raised. After only 2 weeks, the house increased in value by 100 million VND.
According to Mr. Truong, a land broker introduced him to a house worth 1.4 billion VND, with an area of 41 square meters, promising that it would not be "involved" in planning, with a pink book, and if he paid a deposit of 150 million VND in advance, the house would be delivered in 2 months. Hesitating because he did not have enough money and was afraid of being fooled, Mr. Truong decided to wait longer. After 2 weeks, the land price had increased by 100 million VND with the reason "house fever".
"After researching, my friends helped me find the homeowner. After discussing, I learned that the house had been put up for deposit by this land broker and then resold for a profit. Because I did not go through a brokerage company and contacted through websites, I encountered a fake broker," said Mr. Truong.
Meanwhile, Mr. Nguyen Nhut Long (an employee of a pharmaceutical company in Can Tho City) was startled when the plot of land he had just sold 2 months ago was resold by the new owner at a skyrocketing price.
"At the time I sold it, the price was only 27 million VND/m2. After accidentally seeing information on real estate groups, the new owner resold it for 37 million VND/m2. Investing must be profitable, but increasing by 10 million VND/m2 after only 2 months is too high. In reality, the value of the land will increase but not so much," said Mr. Long.
According to the Can Tho Real Estate Association (CaREA), real estate prices in 2024 in the Mekong Delta region will remain almost the same, not increasing compared to 2023. The average land price in Can Tho City is about 31.2 million VND/m2; An Giang 19.3 million VND/m2; Kien Giang 16 million VND/m2; Dong Thap 15.1 million VND/m2...
Experts recommend that when buying a house, customers should proactively survey and compare house prices in the same area and segment. When seeing a high difference, they should be cautious and seek out reputable brokerage companies or homeowners.
To ensure that real estate business is transparent and public, previously, the People's Committee of Can Tho City issued a document on strengthening the management and control of real estate price fluctuations in the city.
Chairman of Can Tho City People's Committee Tran Viet Truong requested relevant units to organize inspections, take measures to rectify speculation, price inflation, and price fixing, strictly handle violations of the law on real estate business; organize auctions of land use rights in the city in accordance with legal regulations, ensuring publicity and transparency.
