Hanoi - Instead of buying apartments or houses in alleys, many investors are looking to buy plots of land in the suburbs of Hanoi, waiting for prices to increase.

According to Lao Dong reporters, the recent spike in apartment prices has caused many investors to change direction and look to buy land in suburban districts such as Hoai Duc, Thach That, and Thanh Tri.

Mr. Nguyen Minh Hoang (37 years old, looking to buy real estate in Thanh Oai district, Hanoi) informed that he is looking to buy real estate in the suburbs of Hanoi with a price of less than 3 billion VND for investment.

"The price of apartments and houses in alleys in the inner city is constantly increasing. With my spare money, I am looking to buy real estate in the suburbs of Hanoi for less than 3 billion VND to invest, hoping to have the opportunity to make a profit in the future" - Mr. Hoang said.

Having cash on hand, Ms. Tran Thi Le (living and working in Cau Giay district) also informed that last month, she went looking for suburban real estate with a price of 2-3 billion VND located near infrastructure planning projects to invest for profit.

According to Ms. Le, real estate is still the investment channel that makes her feel most secure. In November 2024, Ms. Le bought a plot of land worth 3 billion VND, with an area of ​​70 square meters in Song Phuong commune (Hoai Duc district).

Ms. Le expects the land plot to have the potential to generate profits in the future thanks to the positive impact of infrastructure completion and real estate projects being implemented.

Mr. Tran Hoang - a real estate broker in Hanoi - informed that from the end of 2023 until now, the number of investors returning to the market has been increasing, especially in potential hotspots in the suburbs of Hanoi with cash resources of 3-5 billion VND to catch the wave of infrastructure planning.

According to Mr. Hoang, the heat of planning is still one of the factors affecting buying and selling psychology, marking the recovery of the land segment. However, investors need to carefully research the projects and be cautious before making a final purchase to avoid the risk of burying capital.

Real estate expert Dinh Minh Tuan commented that the level of interest and land prices are increasing sharply in the suburban areas of Hanoi thanks to planning factors, project implementation, and auction activities.

Many real estate experts also recommend that investors should not follow the crowd trend or ongoing infrastructure projects because it is easy to bury capital.

Before deciding to buy land, investors need to carefully study the legal aspects and prioritize location, which determines the potential for price increase as well as the liquidity of that product in the future.
