Recently, the real estate market in the Mekong Delta has been flourishing, with prices continuously increasing. According to a survey on real estate websites, the price of apartments and houses in Can Tho is currently at 35-60 million VND/m2; the price of land in Cai Rang, Hung Phu, Nam Long is at 30-65 million VND/m2. Meanwhile, in Vinh Long and Hau Giang, the price of land ranges from 15-20 million VND/m2.
As a person who needs to buy land to build a house, Mr. Nguyen Tuan Thanh (Soc Trang province) was quoted by brokers 2.8 billion VND and 3.2 billion VND respectively for the same plot of land in Can Tho with an area of 95 square meters.
After meeting and discussing, these brokers all promised Mr. Thanh that the land was not "involved" in planning and had a pink book. When asked about the difference in land prices, the brokers explained that it was because the homeowner quoted the price, and the land price increased every day, with the urging "to close quickly or the price will continue to increase".
"I don't understand why 2-3 brokers introduce a plot of land, and the later prices are higher than the previous ones, so I'm not in a hurry to close the contract because I'm afraid I'll buy the wrong thing," said Mr. Thanh.
Talking about the situation of rising land prices, Nguyen Nhut Long (Ninh Kieu district, Can Tho city) shook his head because he still owns 2 plots of land and 1 house in the city center even though he has advertised for sale with a 2% discount per plot of land but there are still no transactions.
"My land plot cost 25 million VND/m2 in 2023 and is now priced at 28 million VND. In fact, the land price has only increased by a few million compared to 2023, not much. This could be due to brokers creating a virtual fever to attract customers," said Mr. Long.
According to the Can Tho Real Estate Association (CaREA), real estate prices in 2024 in the Mekong Delta region will remain almost the same, not increasing compared to 2023. To ensure that real estate business takes place transparently and publicly, previously, the People's Committee of Can Tho City issued a document on strengthening the management and control of real estate price fluctuations in the city.
Accordingly, Chairman of Can Tho City People's Committee Tran Viet Truong requested relevant units to organize inspections, take measures to rectify speculation, price inflation, and price fixing, strictly handle violations of the law on real estate business; organize auctions of land use rights in the city in accordance with legal regulations, ensuring publicity and transparency.
