According to Lao Dong reporters, recently, many service land lots in Ha Dong and Hoai Duc districts are being offered for sale at record high prices, from 100-150 million VND/m2.
For example, in Ha Dong district, a service land plot in Duong Noi ward is being sold by the owner for 8.8 billion VND, equivalent to about 149 million VND/m2.
Or in Yen Nghia ward, a 50m2 plot of land is also being offered for 5.6 billion VND, equivalent to 112 million VND/m2. The owner of the plot of land here believes that with a favorable location, located near the university, traditional market, hospital... this plot of land still has the potential to increase in price in the future.
Mr. Nguyen Van Quyet (living in Yen Nghia ward, Ha Dong district) shared that he was very surprised when the service land price here was offered from 100-150 million VND/m2. There are even "beauty queen" land lots being offered for nearly 200 million VND/m2.
However, according to Mr. Quyet, the service land segment is also quite "picky" about buyers because of the expensive prices, leading to a rather modest number of successful transactions.
In Hoai Duc district, service land in Van Canh commune, located on the main road, is currently offered for sale at 133-136 million VND/m2.
Service land in Lai Yen commune (Hoai Duc district) also tends to increase slightly in price compared to the beginning of 2024. For lots of 36m road, land prices increased from 90-95 million VND/m2 to 91.5-97 million VND/m2. Service land on double road 40m2, the asking price increased from 120-140 million VND/m2 to 123-145 million VND/m2...

PropertyGuru Vietnam's survey also noted that from the beginning of 2024 until now, Hanoi service land (the type of land compensated by the State after reclaiming agricultural land from people to build projects) is showing a slight increase in selling price.
Mr. Nguyen Van Dinh - Chairman of the Vietnam Real Estate Brokers Association (Vars) - commented that the market has seen more investors hunting for land and service land, waiting for prices to increase.
Experts say that investors in land and service land in Hanoi at this time need to determine that this is a long-term investment, should not follow the crowd effect; should be alert, prioritize favorable location as well as the potential of service land to make decisions.
Mr. Vo Hong Thang - Director of consulting and project development services at DKRA Group - commented that land and service land are still sustainable investment channels, and their attraction to investors will hardly decrease.
According to Mr. Vo Hong Thang, Vietnamese people often prefer houses attached to land, land plots, and service land, which are considered safe channels for accumulating assets and generating high profits.
