Mr. Nguyen Van Dong (40 years old, living in Hai Boi commune, Dong Anh district) said that since the beginning of 2024, the land segment here has been attracting a lot of attention as large projects are about to be implemented.
Mr. Dong shared that the land segment in Dong Anh district has tended to increase strongly, fluctuating from 100-130 million VND/m2. Many real estate investors also regularly come here to survey, exchange, and buy and sell.
Selling a plot of land in Vinh Ngoc commune, Mr. Le The Cuong (living in Dong Anh district) shared that because he urgently needed money, his family was also selling a plot of land with an area of 50 square meters, priced at 5 billion VND, equivalent to 100 million VND/square meter.
The owner of this plot of land said that although it is located in a village, when the buyer settles here, cars can still come and go. This plot of land is located near the projects under development, so it attracts a lot of attention.
According to Lao Dong reporters, many plots of land in communes of Dong Anh district (Hanoi) are being offered by owners for more than 100 million VND/m2.
For example, a 74m2 plot of land in Bau village (Kim Chung commune, Dong Anh district) is being sold by its owner for VND8.91 billion, equivalent to more than VND119 million/m2. The seller of this plot of land said that this is a rare "beauty queen" plot of land, located on two sides of a road in a large industrial park.
A 60m2 plot of land in Tien Duong commune (Dong Anh district) is being sold by the owner for 10 billion VND, equivalent to about 165 million VND/m2, which has also stunned many investors.
Notably, although located on the main axis of Tien Hung village (Nguyen Khe commune, Dong Anh district), the 80m2 plot of land here is also being offered for 6.4 billion VND, equivalent to 80 million VND/m2.
However, despite the high selling price, there is still no actual transaction data on land in Dong Anh district in recent months.
Real estate market data for the third quarter of 2024 from Batdongsan.com.vn shows remarkable signs of improvement in the Hanoi land market.
Accordingly, land in the Northern region is leading the market's attention, the average land price of the Northern market has increased from an average price of VND 27 million/m2 in the first quarter of 2021 to VND 46 million/m2 in the third quarter of 2024.
Real estate expert Nguyen The Diep said that the land market in the suburbs of districts such as Hoai Duc, Dong Anh, Thach That... has recently been recovering mainly thanks to improvements in traffic infrastructure and urban planning. However, experts also warn that signs of "hot" land prices in these areas are also due to speculation and price inflation.
Experts recommend that land prices in the suburbs of Hanoi have reached a high level, and when investors pour money into buying, there are many potential risks, and capital is tied up in the long term. People should not follow the crowd trend, or follow the progress of infrastructure development because there are many projects that are behind schedule to avoid future risks.
