According to Lao Dong reporters' research, the segment of subdivided land plots in suburban districts of Hanoi has continuously attracted investors' attention in recent times.
Mr. Nguyen Minh Quang (a long-time land investor in Thach That district, Hanoi) said that plots of land with clear legal status and a selling price of less than 2 billion VND/plot are being sought after here.
According to Mr. Quang, with not too large an investment capital, many investors are tending to move to outlying districts such as Thach That, Thanh Oai, Hoai Duc (Hanoi) to buy subdivided land plots with the expectation of waiting for price increases over time.
"The price of apartments in the inner city is fluctuating around 4-6 billion VND/unit, depending on the location. This is quite a high price. If you buy for investment or rent, you need a very large initial capital. Meanwhile, investors with small capital of 1-2 billion VND are looking to buy land plots in suburban districts," said Mr. Quang.
Similarly, Ms. Le Thi Hien (36 years old, living in Van Canh commune, Hoai Duc district) said that the segment of land plots that have been divided into plots here is being advertised at very high prices, from 80-120 million VND/m2.
However, according to Ms. Hien, many investors have come here in early 2025 to learn and buy beautiful plots of land at reasonable prices when the infrastructure system and local transportation projects are gradually completed.
The Vietnam Association of Realtors (VARS) recently commented that the price of subdivided land with full legal documents is recovering and growing strongly in 2025 in the context of a decrease in land supply due to strict regulations on subdivision and sale of land.
In particular, according to Vars, low-value land plots, around 30 million VND/m2 or less, in cities with gradually completed infrastructure are constantly being sought after.
Referring to this content, Mr. Tran Minh Tien - Director of One Housing Center for Market Research and Customer Understanding - said that the Law on Real Estate Business 2023 coming into effect has greatly affected the products of land subdivision and sale.
Experts say that due to limited supply while demand remains high, land prices in suburban areas are expected to continue to increase. However, this increase will only occur in some areas with clear planning and infrastructure information.
Many real estate experts also advise that before spending money to buy a plot of land in the suburbs of Hanoi, investors need to carefully study the legal documents and land use rights, and should only buy in areas where land prices are still reasonable, and should not invest in areas that have been "inflated" too high.
In addition, investors should not invest in speculative investment, consider using financial leverage to invest in land plots, if having to borrow from the bank, the ratio should not exceed 30% to limit the risks encountered.
