According to information from the People's Committee of Ha Dong District (Hanoi), after 14 hours, the auction of 27 land plots in Ha Dong District ended at 11pm on October 19. The auction went smoothly, without any complaints or negative incidents.
The highest winning lot belongs to Dong Danh - Dong Coc area (Phu Luong ward), the winning price is over 262 million VND/m2 with an area of 57.5m2, a total of 15 billion VND, nearly 8.2 times higher than the starting price. The lowest winning lot has a price of nearly 132.8 million VND/m2. The winning prices of other land lots range from 146.4 million VND to nearly 183 million VND/m2.
According to the historical price tool of the technology platform Batdongsan.com.vn, the common selling price of land in Phu Luong ward, Ha Dong district, Hanoi in the third quarter of 2024 is 109 million VND/m2. Over the past year, land prices here have increased by more than 75.4%.
The selling price in neighboring communes in Ha Dong district ranges from 57 million to 173 million VND/m2 in the third quarter of 2024. Accordingly, the auctioned land price in the last session was 1-2 times higher than the common price level.
Talking to Lao Dong, Mr. Tung - a participant in the auction said that most of the land lots that won the auction today had prices close to the market price. However, there was a special land lot with a price of 262 million VND/m2, possibly because local people participated in the auction and wanted to own this land lot so they were willing to pay a high price.
Ms. Pham Thi Mien - Deputy Head of Market Research and Investment Consulting and Promotion Department of Vietnam Real Estate Brokers Association commented that in the third quarter of 2024, the land auction story is "hotter" than ever with auctions held "overnight", recording hundreds, even thousands of people accepting to "eat and wait" to compete for a spot. The winning price is also a record high, equal to project land with well-invested infrastructure.
Ms. Pham Thi Mien said that when the new law tightens the subdivision and sale of land, land products are gradually becoming scarce. Therefore, it is predicted that in the coming time, auctioned land will continue to receive the attention of the people due to legal guarantees and low starting prices.
Previously, as Lao Dong reported, on October 19, Ha Dong district organized an auction of 27 land plots in the following locations: Ha Khau copper area, Dong Danh - Dong Coc area, Dong Bo - Dong Chuc - Cua Cau - Dong Men area (area B, Phu Luong ward); Sau Chua area (symbol X8, Yen Nghia ward); Duoc area (symbol X7, Duong Noi ward), Ha Dong district. The purpose of land use is urban residential land, the form of use is the State allocates land with land use fees.
This is the first land use rights auction of Ha Dong district in 2024. At the most recent auction held in October 2023, Ha Dong district successfully auctioned 20 land plots in Dong Sen area, Van Phuc ward.
