Factors adjusting non-agricultural land prices in Ninh Binh
At the end of November 2024, the Ninh Binh Provincial People's Committee issued Decision 94/2024/QD-UBND, detailing the factors affecting non-agricultural land prices. This decision officially took effect from December 1, 2024, helping to standardize the process of determining land prices locally.
Below are the main factors affecting non-agricultural land prices according to regulations:
1. Location, land plot location
Price adjustment based on distance from land plot to administrative, commercial, medical, educational centers and public utilities.
The maximum difference does not exceed 30% between compared plots of land.
2. Traffic conditions
Road width: Land price is adjusted according to road width, maximum difference is 15%.
Road surface texture: Adjust up or down according to road type (concrete, asphalt), maximum difference 15%.
Adjacent road: Land plots adjacent to multiple roads can have their prices adjusted, the difference not exceeding 15%.
3. Technical infrastructure system
Water supply, electricity supply: Infrastructure conditions affect land prices, the difference does not exceed 30%.
4. Area, size and shape of land plot
Area: Land price is adjusted with a maximum difference of 20%.
Frontage, depth: Adjust up or down accordingly, the difference should not exceed 20%.
Land shape: Distorted, diagonal or angular land may have its price adjusted, with a difference of no more than 10%.
5. Construction planning factors
Indicators such as land use coefficient, construction density, height limit... can adjust the price, with a maximum difference of 20%.
6. Environment and security
Environmental and security conditions are taken into account, with adjustments not exceeding 20%.
7. Land use term
The term of use affects the land price, the maximum difference is 20%.
8. Other specific factors
Land located near cemeteries, communal houses, pagodas or affected by feng shui factors can have its price adjusted, with a difference of no more than 20%.
