Dong Anh land plot prices cool down, many advertisements for sale cut losses

Hanoi - The land plot market in the old Dong Anh area shows signs of cooling down with many loss-cutting sales and price reductions.

The land plot market in old Dong Anh district once recorded a strong price increase in the past. However, recently this area has seen a downward trend in prices, along with many news of selling land plots at a loss.

For example, a 120m2 land plot on the main axis of Hoi Phu, Dong Hoi commune, former Dong Anh district (now Dong Anh commune, Hanoi) was advertised for sale at a loss on real estate sites for 8.88 billion VND, equivalent to 74 million VND/m2.

Similarly, another land plot with an area of 117.5m2 in Thu Lam commune (former Dong Anh district) was also offered for sale at a loss of 8.11 billion VND, equivalent to 69 million VND/m2. In the same area, the 80m2 land plot on Lien Xa street was offered for sale at a reduced price of 9.1 billion VND, equivalent to 113.75 million VND/m2.

According to data from Batdongsan. com. vn, in April 2026, land plot prices in the old Dong Anh district ranged from 42 - 273 million VND/m2, down 4.2% compared to February 2026.

Mr. Phan Trong Loan - land broker in Hanoi said that the land market currently does not have a strong upward or downward trend but mainly goes sideways. According to him, although the price level in some areas is still high, sellers who urgently need money are forced to reduce prices, while those who are not under financial pressure still maintain the offered price.

In addition, interest rate pressure has forced many investors who previously borrowed from banks to put goods on the market, forcing them to reduce prices to sell off goods.

Regarding liquidity, Mr. Loan said that land plot transactions have been quite quiet recently. If previously there were 2-3 plots sold per day, now there are months when only one plot can be traded. Reduced liquidity makes it difficult for many brokers, even having to switch to other fields.

According to data from Batdongsan. com. vn, the average asking price for land plots in Hanoi in the first quarter of 2026 reached about 81 million VND/m2, slightly down from 82 million VND/m2 in the fourth quarter of 2025. However, this level is still significantly higher than about 75 million VND/m2 at the beginning of 2025, showing that the price level after a cycle of increase is still anchored in the highlands.

Ms. Do Thi Ngoc Anh - Senior Business Manager of Batdongsan. com. vn said that the land plot segment has high sensitivity to macroeconomic factors. According to her, in the past 3 years, whenever information about planning, geographical merger or new policies appears, the level of interest in land plots usually increases. Conversely, when there is information about interest rates, tax policies or geopolitical fluctuations, the demand for searching and trading decreases accordingly.

Despite fluctuations in interest and liquidity, the general level of land plot prices tends to be more stable. In the past 3 years, prices have mainly remained unchanged, with few clear downward adjustments recorded, reflecting that sellers' expectations are still high while buyers are increasingly cautious.
