Accordingly, the number of searches for apartments for sale in March 2025 compared to February 2025 in both Hanoi and Ho Chi Minh City increased by 13%. Meanwhile, the number of posts on this platform has increased by 20% in Hanoi and 30% in Ho Chi Minh City.
The selling price of apartments in the two cities continues to increase, with the average price in Hanoi is 63 million VND/m2 and in Ho Chi Minh City is 59 million VND/m2. Over the past three years, the apartment rental price in both markets is relatively stable, fluctuating around 13 million VND/unit. Notably, with this common average price, the apartment rental capacity in Hanoi and Ho Chi Minh City is decreasing, from more than 4% in the first quarter of 2023 to 2.8% in the first quarter of 2025.
Meanwhile, unlike the Hanoi market, the selling price of apartments in the center and suburbs of Ho Chi Minh City is not too different, mainly ranging from 30 to 60 million VND/m2, with a few prices nearly 100 million VND/m2.
