Land plot prices in some northern areas decreased by over 50%

Land plot prices in many northern areas have decreased by over 50% compared to the peak period. In some places, the general asking price has decreased by 75% in just about half a year.

Land plot prices in many areas are recording significant adjustments. A survey of sales data on Batdongsan. com. vn shows that in some areas of Phu Tho and Bac Ninh, popular land plot prices have decreased by over 50% compared to the previous peak, while the liquidity of this segment is still under a lot of pressure.

In Thien Ke commune, Binh Xuyen district, former Vinh Phuc province, now Binh Xuyen commune, Phu Tho province, the common land plot price in the second quarter of 2026 was at 11 million VND/m2. Compared to the peak of 27 million VND/m2 set in the second and third quarters of 2025, the selling price has decreased by 59.3%.

In Bac Ly commune, Hiep Hoa district, former Bac Giang province, now belonging to Xuan Cam commune, Bac Ninh province, the common land plot price in the fourth quarter of 2025 was at 15 million VND/m2. This price level is 54.5% lower than the peak of 33 million VND/m2 recorded in the third quarter of 2025.

Similarly, in Mai Trung commune, Hiep Hoa district, former Bac Giang province, now belonging to Hop Thinh commune, Bac Ninh province, the common land plot price in the second quarter of 2026 was at 7 million VND/m2. Compared to the second quarter of 2025, the selling price has decreased by 58.8%. This price level is also 58.8% lower than the peak of 17 million VND/m2 recorded in the first quarter of 2026.

In Dai Dinh commune, Tam Dao district, former Vinh Phuc province, now Dai Dinh commune, Phu Tho province, the common land plot price in the fourth quarter of 2025 was at 7 million VND/m2, 50% lower than the peak of 14 million VND/m2 recorded in the third quarter of 2025.

The strongest decrease in the surveyed areas was recorded in Vinh Tien commune, former Kim Boi district, now Muong Dong commune, Phu Tho province. The common asking price for land plots in the first quarter of 2026 was 5 million VND/m2, 75% lower than the peak of 20 million VND/m2 recorded in the third quarter of 2025.

Previously, in the third quarter of 2025, the common selling price in this area was at 20 million VND/m2, the lowest price was about 18 million VND/m2 and the highest price was about 21 million VND/m2. Thus, after only about half a year, the general asking price has decreased sharply compared to the peak period.

Another area in the old Kim Boi district also recorded an adjustment of over 60%. In Kim Boi commune, old Kim Boi district, now Kim Boi commune, Phu Tho province, the common land plot price in the second quarter of 2026 was at 5 million VND/m2. Compared to the second quarter of 2025, the selling price decreased by 61.5%. This is also a decrease compared to the peak of 13 million VND/m2 recorded in the second quarter of 2025.

Price decreases in many areas are taking place in the context that the land plot market is undergoing a correction process after a period of hot increase.

According to the Real Estate Market Report Q2/2026 of the Vietnam Real Estate Market Assessment Research Institute (VARS IRE), land plots continue to be the segment under the largest liquidity pressure in the market restructuring process.

Notably, products that are mainly traded based on planning information or future price increase expectations are facing many difficulties, although selling prices in many areas have been significantly adjusted. Many investors have reduced profit expectations, even accepting to reduce selling prices to recover capital, but purchasing power has not improved.

Ms. Pham Thi Mien - Deputy Director of VARS IRE - said that speculative cash flow is narrowing as buyers are increasingly cautious about products that are not yet exploitable or still depend on expected factors. This makes many areas that have recorded "land fever" waves according to planning information continue to fall into a state of sluggish trading.
